Cheriton questions

Do you cover Cheriton?

Yes, Cheriton is within the area we cover. We cover the whole of London and South East England. You can phone 07833 053749 or use the contact form with the address and a few details.

Do you cover smaller places like Cheriton?

Yes. Cheriton is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the roof space, someone has to give us access; we’ll agree the details when you book.

How long does the survey take?

Expect it to take an hour or two for most houses, with bigger or more complicated roofs taking longer. The written report follows by email, on the timescale of your package.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Do you survey roofs on blocks of flats?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Can a thermal camera see water?

The camera doesn’t see water itself. Because wet insulation holds heat for longer, it can show as a different temperature, but we check each finding with moisture readings.

Thermal roof survey in Cheriton

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are often harder to read, because of the air space beneath, so we combine the camera with an inspection from the loft where there is safe access. If you’re worried about leaks that are hard to trace and damp patches with no obvious cause, we can find out what’s behind it, whatever the roof.

In a small place like Cheriton, open ground can mean strong wind. A small drone can’t fly safely in strong wind or a downpour, and thermal imaging works best with little wind. The visit is planned around the forecast, along with the journey and access. If the day turns windy or wet, the visit can be moved.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How it works

When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey usually takes about one to two hours for most homes, plus time to check any thermal findings with moisture readings. Around Cheriton, older homes can have small or awkward roof spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You let us know about the roof and any damp, leaks or cold rooms.
  2. The weather and surface conditions are recorded.
  3. We inspect the roof and take thermal images during the same visit.
  4. We back up the thermal patterns with moisture readings.
  5. You get the report the same day, with an in-person consultation to follow.

Preparing for the visit

  • If it is not your property yet, arrange access through the agent
  • Clear the way to the loft hatch
  • Keep pets in another room

Advice

Flying and imaging in Cheriton

Hinton Ampner House, about 0.8 miles south-east, is one of the historic houses in the wider area around Cheriton. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you look after a building like Cheriton Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. The streets around a church like Church of St Michael are frequently among the oldest in a place, and if yours is one of the older homes nearby, older roofs can be steep and hard to see from the street, which is where aerial photos and thermal images help.

Cheriton is about 7 miles east of Winchester, in Hampshire. Cheriton gets the same service as everywhere else we work: a careful inspection, photographs and a written report. Our Hampshire coverage includes Cheriton. There’s also a page for Southampton.

What a survey costs

Prices always include VAT. What changes the price is:

  • Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • The type of building, from a house to a block or an office
  • The number of roofs, including extensions and garages

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We will give you the figure before anything is booked.

Helping us price your survey

When you call or email, these details help:

  • The address and postcode of the property
  • What kind of property and roof it is
  • Any deadline, such as an exchange date
  • Where water is showing inside, if it is

Unsure which package suits your roof? It’s easiest to phone 07833 053749 or email us and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

For landlords and managing agents

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps when budgeting.

Why get it checked now?

Wet insulation under a flat roof doesn’t dry out on its own while the covering stays on. In time, it stops insulating properly and can damage the deck. Finding them early can mean a smaller job. Older cottages and farmhouses around Cheriton can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Every price we give includes VAT, and the report isn’t charged as an extra. Prices start from £400, including VAT. Size, height and access decide where your roof falls.

What you can safely check yourself

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Before and after the survey

Nothing here needs a ladder. A few suggestions:

  • Make sure the loft can be reached safely
  • File the images with your roof records
  • Keep the heating on as usual before a heat loss survey
  • Check from ground level or a window, never by climbing

Once we have been, the thermal images, photos and readings go into a single report. We explain what each image may mean, with our recommendations. Premium reports are sent the same day.

Keep an eye on ceilings under the roof for new stains. Catching a leak early stops insulation getting soaked.
