About our chimney survey in Beauworth
If a chimney looks out of line, it’s worth getting it checked. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. We record the lean and the condition of the brickwork and pointing. Where it may be a structural concern, we will recommend a structural engineer. Common reasons to book are redundant stacks capped without ventilation and a chimney out of line, on brick chimney stacks, chimney breasts and chimney pots and cowls.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t.

What this survey cannot tell you
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Whether a stack needs rebuilding on structural grounds
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
- Checks on boilers, fires or their flues
If in doubt, call 07833 053749 or send us an email and we will suggest the right survey before you book. What our survey covers.
What we look at
- Shared and party-wall stacks
- Chimney pots and cowls
- Chimney breasts
- Lead flashings
- Brick chimney stacks
- Flaunching
What we do, step by step
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours for most homes, a little longer where there are several stacks. You are welcome to ask questions while we are there. Older rural homes like those around Beauworth can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.
- You tell us how many stacks there are and any damp or problems you’ve noticed.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- We check the chimney breasts and the stack in the roof space where we can reach them.
- You get a photo-illustrated written report and our recommendations.
Before we arrive
- Make sure we can get to the back of the property
- Buyers: confirm access with the estate agent or seller
- For flats, check roof access has been agreed

Your questions about chimney surveys in Beauworth
Do you cover smaller places like Beauworth?
Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Does a conservation area affect roof work in Beauworth?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can you survey in bad weather?
Light rain is usually fine; heavy rain and wind are different. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.
How many surveys have you done?
We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.
Will you check the chimney is safe to use with a fire?
No. It is not a flue, sweep or gas safety inspection. We check the structure and weathering of the stack and any damp and flag anything that suggests the flue needs a look.
Should I worry about a leaning stack?
It is worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.
Why act early in Beauworth
If a stack seems to lean, do not leave it. Our survey records it and says when a structural engineer should look at it, so you can decide what to do next. Outbuildings and barns around Beauworth are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The price for your roof depends on its size, access and what you need to know.

Should I look at the roof myself first?
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

What we need to know
A little information up front helps. It’s useful to include:
- The property’s address and postcode
- Why you want a survey: buying, a leak, a storm or new work
- Your timetable, like an exchange date
- Access details, such as a loft hatch or a shared roof
Most bookings start with a short call: ring 07833 053749 or use the contact form. The price is agreed before a date is set.

Do you need a chimney survey in Beauworth?
TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.
Here are some of the things we see often:
- A chimney out of line
- Eroded joints in the brickwork
- Bricks with flaking faces
- Pots or cowls that look unsafe
If you live in an older home near Church of St James, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Choosing a roof surveyor
- Is there a chance to talk the report through?
- What the survey will not cover
- How soon the report will arrive
- Which parts of the roof they’ll actually see
