About our landlord roof survey in Gundleton

A roof condition report helps you plan maintenance and set budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t give repair costs but contractors can price from it. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. If you are worried about missing or loose roof coverings and blocked gutters over flats, a survey will tell you what’s going on, on flat roofs on blocks, rented houses and shared roofs alike.

Some older homes in villages like Gundleton are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what isn’t.

Rented homes, blocks and businesses

Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Bigger roofs take more time, and they’re priced for the size.

Should I look at the roof myself first?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

What a survey costs

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • House, block, shop or office
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone
  • How many separate roofs there are, such as extensions, dormers and garages

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Landlord roof survey starts from £150, including VAT.

What we need to know

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • Where the property is, with the postcode
  • What’s prompted the survey
  • Any stains, drips or damp patches you’ve seen indoors
  • When you need the report by

Every survey is priced before it is booked, so you know where you stand. Our price is from £150, including VAT. To book, call 07833 053749 or drop us an email.

How the survey works

Once we have finished looking, we write up our findings as a photo-illustrated written report. On timing, most surveys take between one and two hours for a house, and longer for a block or a building with several roofs. Somewhere like Gundleton needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect whatever is safely visible, inside and out.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. Access to flats and the loft space is arranged by you or your agent.
  3. Each roof is checked from safe vantage points and inside where possible.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • Have keys ready for side gates, garages or roof access doors
  • Tell us about any leaks, stains or damp patches you know of
  • Jot down any questions you want answered

Photos help, if you have them. Pictures from ground level or a window are fine, and please don’t climb up for a closer look. To send them or to book, call 07833 053749 or email us.

Gundleton questions

Do you carry out roof surveys in Gundleton?

Yes, Gundleton is within the area we cover. Our area covers London and South East England. You can ring 07833 053749 or send us an email with the address and some details, and we’ll talk through which survey suits.

How do I find out if my home in Gundleton is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Does the weather affect the survey?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, and we’d agree another day.

Will you need to get into tenants’ homes?

It depends on the building. We may need the roof space and some or all of the top-floor flats, and you or your agent arrange access. We’ll confirm what we need when booking.

Does this replace a RICS building survey?

No. We survey the roof, not the whole building. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

What does a block roof survey cost?

Prices start from £150, including VAT. The building’s size, roofs and access all affect the price. For a price, call 07833 053749 or use the contact form.

How long does a landlord roof survey take?

Most visits to a house take about 1–2 hours and larger buildings take longer.

What a landlord roof survey looks like in Gundleton

With Hinton Ampner House about 4 miles south, Gundleton sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Perins School will know that large buildings have long gutter runs and big roofs that need checking like any other.

What we are asked to look at in Gundleton

Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay often fail before good slates or tiles, and a survey helps show where that’s happening.

Most people get in touch after spotting something like this:

  • Choked outlets and gutters
  • Cracked or leaning shared chimneys
  • Damaged party-wall upstands or parapets
  • Ponding or splits on flat roofs

If you own one of the older houses in the streets near Church of All Saints, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Before you book any roof surveyor

  • What insurance they carry

What’s in a roof survey

How the survey changes by roof type

Party-wall upstands and parapets

A parapet can hide a gutter that is hard to see. We inspect them as far as it’s safe to see.

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather, so we check them closely.
