Roof leak investigation in Forton, Hampshire

Roof leak investigation in Forton
Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Telling the two apart matters, since the cure for one will not solve the other. We check the pattern of damp, the weather and the ventilation before reaching a view. If you’re worried about leaks below a flat extension roof and damp underlay across a wide area, we can find out what’s behind it.
Around Forton, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast isn’t always rain from above, which is why it is worth tracing properly. It’s worth looking at the stack from outside and at the timbers beside it in the loft.
After the visit, you get a written report with photos, emailed to you. It sets out the condition of the leaking roof, any defects and our written recommendations.

DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in.
Leave it or get it looked at?
Patching the spot above the stain often doesn’t work. Because water travels, the real entry point may be somewhere else. An investigation finds the likely cause first, so the repair is aimed at the right place. With lower homes, common in places like Forton, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Finding the cause first saves a second job inside.
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you need to know.

Forton roofs and the weather
Forton lies within about 1 mile of the sea, and being near the sea means more wind and salt than a roof inland would face. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, and salt air slowly wears metal fixings. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
If you look after a building such as St Mary's Catholic Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. Hotels and guest houses near Forton cannot easily close rooms for a leak, so it’s worth knowing the roof’s condition. For landlords with property near Portsmouth Harbour station, a tenant living with a leak needs the cause found, not just the stain painted over.
Forton is about 1 mile south-east of Gosport, in Hampshire. We cover Forton and the rest of Hampshire, as part of our work across London and the South East. Forton is one of the towns and villages in Hampshire where we work for roof leak investigations.

What a survey costs
The price reflects the time and kit the roof needs. That comes down to:
- Commercial roofs and larger buildings
- The package you choose: Basic, Standard or Premium

What to tell us when you get in touch
If you can, have these to hand when you get in touch:
- Pictures of the roof from a safe spot, if you have them
- When you need the report by
- The type of building and roof, such as pitched or flat
- How the loft is reached, if there is one
A quick phone call is normally the easiest start: ring 07833 053749 or send us an email. The price is agreed before a date is set.
The survey, step by step
When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, using the ground, windows, the loft and a drone where it applies. The survey usually takes between one and two hours on an ordinary house, and more on a big or complicated roof. A visit to a smaller place like Forton is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. It is useful to show us anything you’ve already noticed.
- You get in touch with details of the leak and any photos.
- We check the stain, the ceiling and the loft above it.
- Outside, we look at every likely route in.
- We use moisture detection, and thermal imaging where it is useful.
- We email a report with photographs, the likely entry point and recommendations.
Getting ready for the survey
- Buyers: confirm access with the estate agent or seller
- Find any records of previous roof work
- Agree roof access with the managing agent if it’s shared

Forton questions
Does a conservation area affect roof work in Forton?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you cover smaller places like Forton?
Yes. Forton is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.
How do I book a survey in Forton?
Just ring 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.
How fast do I get the report?
Each package has its own report time. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when booking.
Could my leak actually be condensation?
Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.
What happens after the survey?
You will get the report by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Do I have to be there for the survey?
Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.
What we can’t see
Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:
- Whether rotten timbers meet design loads
- Water from pipes, tanks or heating systems
- Faults hidden behind ceilings or boarding
If in doubt, phone 07833 053749 or email us and we’ll recommend the right survey before you book. What our survey covers.
