Roof leak investigations for homes and businesses in Elson

Water is good at hiding where it gets in. Water frequently travels along timbers or underlay before it finds a way down, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it is needed. We survey slate and tile slopes, the roof space and rooflights and dormers, and people most often book us about leaks below a flat extension roof and a leak that comes and goes with the weather.

Older cottages and houses around Elson may have roofs with little or no underlay. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are often the first clues.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

How the survey works

It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes an hour or two, more where the leak is intermittent or the roof is large. Parking around Elson is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. We start with your notes and photos of the leak.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Check pets are kept safely away
  • Leave a clear route to the loft

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Common questions in Elson

Will you come out to Elson?

Yes, we do. We work right across London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do roofs near the sea, like those around Elson, take more of a battering?

Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Elson is within about 2 miles of the coast.

Why isn’t the leak directly above the stain?

Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the entry point is frequently well away from the mark. That is why we trace the route rather than patching above the stain.

Is it a structural engineer’s report?

No. We’re roof surveyors, not structural engineers, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

How do I book a survey in Elson?

Simply phone 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Is thermal imaging part of a leak investigation?

Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Damp areas can hold heat differently from dry ones. Its findings are confirmed with a moisture check.

Elson roofs and the weather

The coast is about 2 miles or less from Elson, so there is more wind and more salt in the air than further inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, while salt slowly corrodes metal fixings and flashings. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Different coverings let water in at different points, which shapes where the search starts.

Landlords with a home close to Portsmouth Harbour station may find that tracing a leak quickly matters when a tenant is living with it. If yours is one of the older homes in the streets near Church of St Thomas, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

What a roof leak investigation doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • A promise to find every leak on a single visit
  • Whether rotten timbers meet design loads
  • Putting the leak right

If in doubt, call 07833 053749 or send us an email and we will point you to the right survey. The full list of what we check.

Roofs we survey in Elson

  • The roof space
  • Valleys and parapet gutters
  • Flat roof details
  • Chimney stacks
  • Slate and tile slopes
  • Lead flashings
  • Rooflights and dormers

What we’re asked to look at in Elson

A chimney stack has a good many places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the loft space.

Signs worth acting on include:

  • Staining where a gutter or parapet meets the wall
  • Water coming in around a roof light or dormer
  • Water that shows only in certain storms
  • Damp ceilings under a flat roof

If you look after a building such as Elson Infant School, a leak through a large roof is often found some distance from where the water shows inside.

Before you book anyone

  • Whether VAT is added on top

  • Their drone registration, if they fly one
