Why it is worth a survey now in Wherwell

Patching the spot above the stain often does not work. The real way in may be a metre or more away. We find the probable source before anyone starts work. For older village homes like those around Wherwell, the right replacement materials aren’t always easy to find quickly. Spotting a problem early leaves room to find them.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

Why book with us

  • Weekday and weekend surveys
  • We hold a CAA Flyer ID and Operator ID
  • Drones and thermal imaging where it applies
  • Clear package prices, with VAT included

How a roof leak investigation works in Wherwell

Roof leaks rarely show up where you’d expect. It can run along a rafter, a batten or the underlay before it drips, so the stain on your ceiling is seldom right under the hole. We follow it back towards where it starts, one likely route at a time. A repair aimed only at the stain can miss the cause entirely. Finding the route first lets the repair go where it’s needed. If you are worried about staining where a gutter or parapet meets the wall and leaks at a dormer or roof window, a survey will tell you what’s going on.

Somewhere as small as Wherwell, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, which matters if you’re thinking of an insurance claim. We check whatever is safely visible and set out what we find. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

Signs you need a roof leak investigation in Wherwell

Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the roof space.

Look out for signs like these:

  • Staining where a gutter or parapet meets the wall
  • Water marks that spread in wet weather
  • Damp underlay across a wide area
  • Damp patches next to the stack

If you live in an older home near Church of St Peter and Holy Cross, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

What to check before booking

  • Whether the price includes VAT
  • If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
  • Is there a chance to talk the report through?
  • Whether the inside of the roof is included

What a good roof survey covers

What we look for on each type of roof

Lead flashings

Some roofs have mortar where you’d expect lead. They crack as the roof and wall move, and water runs down behind them.

Valleys

Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.

What affects the price in Wherwell

The price reflects the time and kit the roof needs. That comes down to:

  • The shape of the roof and its details
  • Roof area
  • The number of roofs, including extensions and garages
  • Any need for thermal images or a drone flight

Roof leak investigation starts from £150, including VAT. What you pay depends on the size and height of the roof, how it can be seen safely and the package you choose.

What to tell us when you contact us

There’s no need for technical words. It’s enough to let us know:

  • The style of property, from a terrace to a block
  • Anything about access we should know
  • What’s prompted the survey
  • Where water is showing inside, if it is

You can call us seven days a week. To book or ask a question, ring 07833 053749 or email us.

The survey, step by step

We don’t take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey normally takes between one and two hours for a house; commercial roofs usually need 3–4 hours. Around Wherwell, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with your notes and photos of the leak.
  2. Inside, we look at the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. You receive a report with the likely source, photos and recommendations.

Before we arrive

  • Tell us about parking before the day
  • Make sure the loft hatch can be reached
  • Dig out any old roof reports or invoices

Advice

Useful tips for Wherwell property owners

A survey works best with a little help from you, before and after. Tips:

  • Write down the wind direction and rain when it leaks
  • Keep water away from lights and sockets
  • Photograph the stain each time it appears
  • Protect furniture and flooring under the leak

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention.

Keep gutters, valleys and outlets clear, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

Common questions in Wherwell

Is Wherwell in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Wherwell?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Will you walk on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where it applies, a drone, and the report notes anything we couldn’t see.

Can thermal imaging help find my roof leak?

Thermal imaging is used where it is useful, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so anything it suggests is checked with moisture readings.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Will I get photos?

Yes. The report includes photographs of what we found, so you can see exactly what each finding refers to.

Wind, rain and roofs in Wherwell

Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Where water gets in depends a good deal on what the roof is made of and how it is detailed. England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

For site and facilities teams at buildings like Wherwell Primary School, tracing a leak on a big roof starts with where the water appears and works back. Living close to Longstock Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, so outlets and downpipes are worth watching.
