Roof leak investigations around Wherwell Wood

There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where water gets in depends a good deal on what the roof is made of and how it’s detailed.

If you own a rental within reach of Andover station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. The streets around a church like Church of St Peter are often among the oldest in a place, and if your home is one of the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Roof leak investigations for homes and businesses in Wherwell Wood

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. We check each likely route and follow the evidence. Every chimney, dormer and roof light adds more joints to check. We check all of them, from each safe vantage point. We are often asked to look into leaks below a flat extension roof and condensation that looks like a leak, across rooflights and dormers, valleys and parapet gutters and slate and tile slopes.

Roofs in small places like Wherwell Wood often stand in the open, where storms hit ridges, verges and chimneys hardest. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

How the survey works

The aim of the visit is simple: to see as much of the leaking roof as can be seen safely and record it clearly. Notes and photographs go into the written report. The visit usually takes an hour or two for most homes, though a hard-to-trace leak can take longer. For a village or hamlet like Wherwell Wood, the journey is planned ahead of time: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We look at the stain, the ceiling and the loft above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before the survey

  • Clear the way to the loft hatch
  • Make sure we can get to the back of the property
  • Let us know about parking before the day

Questions from Wherwell Wood

How do I find out if my home in Wherwell Wood is listed?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Is Wherwell Wood in the area you cover?

Yes, Wherwell Wood is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Can you trace a leak in dry weather?

Often, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.

Could my leak actually be condensation?

Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We look at the pattern, take moisture readings and tell you which is more likely.

Is thermal imaging part of a leak investigation?

We use thermal imaging where it helps, and it is included in our Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

Is this a RICS survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can every leak be traced?

We can’t promise it. Water can travel a long way, and some leaks only show in particular storms. If we can’t be sure, the report ranks the possible sources.

Should I look at the roof myself first?

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

When you need someone else

No survey can tell you everything, and we’d rather be clear about that before you book. Bear these in mind:

  • Whether rotten timbers meet design loads
  • Faults hidden behind ceilings or boarding
  • An intermittent leak that shows no trace on the day

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you. What our survey covers.

What we look at

  • The roof space
  • Valleys and parapet gutters
  • Chimney stacks
  • Flat roof details
  • Lead flashings
  • Rooflights and dormers
  • Slate and tile slopes

Practical tips

Here are a few things we’d tell any owner:

  • Photograph the stain each time it appears
  • Put a bucket under the drip and move valuables
  • Make sure the loft is accessible
  • Stay off ladders and the roof

Once the work is done, hold on to the report. If water appears again, it shows what was found before, which makes the next step quicker.

Look at the roof from ground level after strong winds. Pieces of slate or tile in the garden mean something has moved. Prompt repairs stop gaps turning into leaks.

Common roof problems in Wherwell Wood

Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the roof space.

Common reasons to book include:

  • Leaks that appear only in driving rain
  • Damp walls below an overflowing gutter
  • Staining around the chimney inside
  • Damp underlay across a wide area

If you look after a building like Wherwell Primary School, on a building that size, finding the source of a drip means looking well beyond the stain.
