Roof leak investigations in Fullerton

Roof leak investigations for homes and businesses in Fullerton

Most roof leaks start at a joint rather than the middle of a slope. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and follow the evidence. Chimneys, dormers and roof lights each add joints of their own. Each one is looked at from wherever it’s safe to see it. If you’ve noticed wet patches on loft insulation and water coming in around a roof light or dormer, we can find out what’s behind it, on chimney stacks, rooflights and dormers and the roof space alike.

For a small place like Fullerton, the inspection is the same as anywhere: the journey and access are just planned ahead of time. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

Where we cannot see part of the leaking roof, the report says so. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

Roof by roof

Flat roof upstands and outlets

Upstands seal the edge of a flat roof where it meets a wall. If it’s too low, cracked or poorly dressed, water gets behind it.

Lead flashings

A leak at a flashing frequently shows some way from the joint. We check every flashing that could feed the stain.

Leave it or get it looked at?

Patching the spot above the stain frequently does not work. Because water travels, the real entry point may be somewhere else. We find the probable source before anyone starts work. Matching old materials, such as handmade tiles or stone slates, can take time to source. That is one more reason to find defects before they become urgent.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before booking.

What we’re asked to look at in Fullerton

When a slate slips or a tile cracks, the underlay takes the water. Ageing felt underlay eventually tears and lets water through, and very old roofs may have no underlay at all. On slate roofs, slipping is often caused by corroded nails.

We’re often asked to look at:

  • Drips in the loft during heavy rain
  • Stains around a skylight
  • Damp on a chimney breast
  • Wet patches high on an inside wall

The streets around a church such as Church of St Nicholas are frequently among the oldest in a place, and if yours is one of the older homes nearby, lead flashings, valleys and old chimneys are typical places for water to get in.

What to expect from a roof survey

Landlord and commercial surveys in Fullerton

Letting agents can arrange access with tenants, at a time agreed beforehand. We survey on weekdays and at weekends, which helps when tenants work during the week.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the survey around it.

What a roof leak investigation does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • An intermittent leak that shows no trace on the day
  • Putting the leak right
  • Structural calculations (that is a structural engineer’s job)

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roof details
  • Chimney stacks
  • The roof space
  • Rooflights and dormers
  • Lead flashings
  • Slate and tile slopes
  • Valleys and parapet gutters

Fullerton: your questions answered

Is my home in Fullerton listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover smaller places like Fullerton?

Yes. Fullerton is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you climb onto every roof?

Only where it’s safe to do so. We inspect whatever is safely visible: from ground level, from windows, from inside the loft space, from the roof where it is safe and by drone where it applies. Anything we can’t see is noted in the report.

Do you survey on Saturdays and Sundays?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Tell us which days suit you when you book.

Is it a leak or condensation?

The two can look alike. Drips from nail tips, damp underlay over a wide area and poor loft ventilation point towards condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Can every leak be traced?

We can’t promise to find every leak on one visit. Most leave clues we can follow, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.

Does the report include photographs?

Yes, every report has them. Pictures sit next to the findings they show, which makes the report easy to follow.

What we do, step by step

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours for most homes, though a hard-to-trace leak can take longer. Somewhere like Fullerton needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. The report explains the likely entry point and what needs attention.

Getting ready for the survey

  • Unlock side gates and any roof access doors
  • Let us know about any leaks, stains or damp patches you know of
  • Let us know about parking near the property

How to book

Roof leak investigations in Fullerton: local notes

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering and its details give the first clues when tracing where water is coming from.
