About our pre-purchase roof survey in Fullerton

Buyers in Fullerton and right across London and the South East use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. The report says what’s in good order, what isn’t and what to deal with first. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To arrange a survey, call 07833 053749 or send us an email. We survey chimney stacks, the roof space and lead flashings and valleys, and the problems we’re asked to look at most are loose pots and cracked flaunching and blocked or leaking gutters.

Some older homes in villages like Fullerton are listed or sit in a conservation area. That can affect what materials a new roof may use, so check with the council and Historic England’s list. Whether you are buying or signing off new roofing, it’s worth knowing where you stand, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that’s said too.

Leave it or get it looked at?

After exchange, any roof defect is yours to deal with. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but with far less room to act on them. In a small place like Fullerton, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Pre-purchase roof survey starts from £150, including VAT.

What you get with us

  • Drone flown under a CAA Flyer ID and Operator ID
  • Professional indemnity and public liability insurance

Pre-purchase roof surveys around Fullerton

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there.

How it works

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. In a hamlet or village like Fullerton, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. Once your offer has been accepted, you book and give us the address and your timescale.
  2. We arrange access with you, the agent or the seller.
  3. We look at the roof from ground level, from windows, from the loft space and from the roof where safe.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a photo-illustrated written report and recommendations, ready for you to use before exchange.

Getting ready for the survey

  • For flats, make sure roof access has been agreed
  • Keep pets out of the way during the survey
  • Have any questions written down, so nothing gets missed

Advice

What you can safely check yourself

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

Do you need a pre-purchase roof survey in Fullerton?

The fixings and underlay often fail before good slates or tiles do. Good slate can last well over a century, but corroded nails let slates slip. That kind of wear is common on older roofs.

Most people get in touch after spotting one of these:

  • Ponding, blisters or splits on a flat roof
  • Gutters choked with leaves and moss
  • Gaps where slates or tiles have come loose
  • Loose pots and cracked flaunching

If you own one of the older houses in the streets near Church of St Nicholas, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

What to check before booking

  • Which limits apply to the survey
  • Whether they hold professional indemnity and public liability insurance
  • Whether the loft is part of the inspection
  • Whether you can ask questions once you have the report

What a roof survey includes

What affects the price in Fullerton

We confirm the price for the job before booking. These are the things that affect it:

  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see
  • Commercial roofs and larger buildings
  • Basic, Standard or Premium

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 including VAT. We can help you choose the package that fits what you’d like to know.

Booking your survey

There’s no need for technical words. It’s enough to tell us:

  • Where water is showing inside, if it is
  • The style of property, from a terrace to a block
  • Any photos you have, taken from the ground or a window
  • Where the property is, with the postcode

You can call us seven days a week. For a price or to book, ring 07833 053749 or send us an email.

Your questions about pre-purchase roof surveys in Fullerton

Do you cover smaller places like Fullerton?

Yes, Fullerton is on our map. A small place gets exactly the same survey as a big one.

Does a conservation area affect roof work in Fullerton?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Is a roof survey worth having alongside a home survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Our survey complements a RICS survey and doesn’t replace one.

Can you tell me if my roof has asbestos?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Is your roof survey a RICS survey?

No. It’s a roof survey by an experienced roof surveyor, and you get a written report with photos. It isn’t a RICS survey and does not cover the rest of the house.

Do you need to go inside the property?

Where we can, yes. From the loft space we can see staining, timbers and underlay. If we can’t get in, the report says so.

Will the roof report help me negotiate with the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Don’t leave it until just before exchange
  • Check we will be able to get into the loft space
  • Pass the findings to your conveyancer
  • Ask whether there are papers for past roof work

If the report shows work is needed, you can raise it with the seller or agent. Some buyers ask for repairs before completion, others ask for a change to the price. What happens next is your decision and the seller’s.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.
