Pre-purchase roof survey in Chilbolton
Book after your offer is accepted and before exchange. That is when the findings are most useful, while you are not yet committed. Visits run on weekdays and at weekends, which helps when the chain is moving fast. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We survey gutters and downpipes, clay and concrete tiles and lead flashings and valleys, and people most frequently book us about patch repairs that may hide an ongoing problem and cracked flaunching or crumbling chimney pointing.
Some older homes in villages like Chilbolton are listed or sit in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it is worth knowing which applies, as well as what condition the roof is in. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

The survey, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes about one to two hours for a house, though large, tall or awkward roofs take more time. You are welcome to ask questions while we’re there. In a small place like Chilbolton, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You book once your offer is accepted and tell us the address and your timetable.
- Access is arranged through you, the agent or the seller.
- We inspect the roof from ground level, windows, the loft and the roof itself where it’s safe.
- Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
- We email a written report with photographs and recommendations, ready for you to use before exchange.
Before we arrive
- Keep pets out of the way during the survey
- If the roof is shared, arrange access with whoever manages the building
- Tell us about any leaks, stains or damp patches you know of

Pre-purchase roof surveys around Chilbolton
Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.
For an older house near a landmark such as Church of St Mary the Less, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Andover station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Chilbolton is about 4 miles south-east of Andover, in Hampshire. We survey roofs in Chilbolton and the rest of Hampshire, as part of our work across London and the South East. Chilbolton is one of the places in Hampshire where we work. Southampton is in our area too.

Honest limits
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Anything beyond the roof, which a full home survey covers
- How a seller will respond, or what the house is worth
- Faults hidden behind ceilings, boards or coverings
If in doubt, phone 07833 053749 or drop us an email and we’ll point you to the right survey. What a survey covers and doesn’t.
Roof types and parts we check
- Flat-roofed extensions and dormers
- Natural slate
- Gutters and downpipes
- Lead flashings and valleys
- Clay and concrete tiles
- The roof space
- Chimney stacks
Roof by roof
Natural slate
Slate is common on Victorian and Edwardian houses. We check for slipped, cracked and missing slates, plus the metal clips that show earlier patching.
Chimney stacks
Our chimney check is a visual one, and it isn’t a flue or gas safety check. If a flue needs testing, we will suggest who to ask.
Can I check my roof myself?
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in.
What happens if roof problems are left?
A seller may honestly not know the state of the roof. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today. Matching old materials, such as handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.
Our price is from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Common questions in Chilbolton
Do you carry out roof surveys in Chilbolton?
Yes, Chilbolton is within the area we cover. We survey roofs across London and South East England. You can phone 07833 053749 or use the contact form with the address and a few details, and we’ll talk through which survey suits.
Is my home in Chilbolton listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Can you tell me if my roof has asbestos?
No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them and suggest a specialist asbestos surveyor checks them before any work.
Will the roof report help me negotiate with the seller?
Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision, so we can’t promise any saving.
Can you inspect my roof with a drone?
Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
Is your roof survey a RICS survey?
No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
