Roof leak investigation in Westley: what you get
Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Knowing which it is means the right fix can be done, since the cure for one will not solve the other. The pattern of the damp, the ventilation and the timing all help us decide. We’re often asked to look into water marks that spread in wet weather and leaks below a flat extension roof, on lead flashings, slate and tile slopes and rooflights and dormers.
In a village or hamlet like Westley, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.
What you get is a clear record of the leaking roof on the day we saw it. It’s useful right away, and a good reference for later.

Westley: your questions answered
Is Westley within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Do you cover Westley?
We do. Every survey there gets the same written report with photographs.
Is the repair included in the leak investigation?
This service finds and reports the cause, not to carry out the repair. The report gives any roofer a clear brief.
How should I prepare for the leak investigation?
Note when the leak appears and what the weather was doing. Move stored items away from the loft hatch. If water is near any fittings, have an electrician check them.
Can a leak be traced on a dry day?
Often, yes. Stains, tide marks, damp timbers and moisture readings typically point the way. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.
What does the report include?
It works through the roof part by part, in writing and with photos, and ends with what we recommend. Points are put by urgency where it matters.
How long does a roof leak investigation take?
It typically takes between one and two hours for most houses, and longer for a large or complex roof. Report times depend on the package.

Tips that help
A few practical points come up again and again on our surveys. They apply to most roofs:
- Tell us about any past repairs to the roof
- Record whether it leaks in every downpour or only some
- Check the loft is accessible
- Have an electrician check any wet fittings
With the Standard Survey you get a follow-up consultation, and Premium includes an in-person consultation. It is a chance to ask about anything in the report.
Look at the roof from the ground after strong winds. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Small faults dealt with quickly rarely become leaks.
Prices for roof leak investigations in Westley
Prices always include VAT. What changes the price is:
- How complicated the roof is, with its valleys, chimneys and parapets
- Height and safe access
- The use of thermal imaging or a drone
- The roof’s overall size
All our prices include VAT. Our price is from £150, including VAT. We confirm the price for your survey before booking.
Booking your survey
We will typically ask about:
- How the loft is reached, if there is one
- Any deadline, like an exchange date
- Where any leaks, stains or damp patches show inside
- What kind of property and roof it is
When you’re ready to go ahead, phone 07833 053749 or use the contact form. We’ll suggest a package, agree the price and find a date.
What you can safely check yourself
During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
How the survey changes by roof type
Flat roof upstands and outlets
The upturned edge of a flat roof covering keeps water out at walls. A low or cracked upstand is a common way in.
Lead flashings
A leak at a flashing often shows some way from the joint. We check every flashing that could feed the stain.
How it works
We will ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes between one and two hours at a typical home, and more on a big or complicated roof. For a village or hamlet like Westley, the journey is planned in advance: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.
- You pick a Basic, Standard or Premium Survey.
- A visit is booked for a weekday, Saturday or Sunday.
- We inspect inside and out, starting from the stain.
- Where it is useful and included, we take moisture readings and use thermal imaging.
- The report explains the likely entry point and what needs attention.
How to prepare
- Clear the way to the loft hatch
- Tell us about any leaks, stains or damp patches you know of
- Unlock side gates and any roof access doors

Roof leak investigations around Westley
A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the roof type helps narrow down where water may be getting in. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Take a building like Sparsholt Church of England Primary School: on a building that size, finding the source of a drip means looking well beyond the stain. For an older house near a landmark such as Church of St Stephen, old mortar, worn lead and slipped slates are the usual suspects when water gets in. Landlords with a home close to Winchester station may find that a tenant living with a leak needs the cause found, not just the stain painted over.

Honest limits
A survey is a proper look at the leaking roof, but it cannot do everything. The main limits are:
- Putting the leak right
- A structural engineer’s report
- Plumbing leaks that look like roof leaks
