Roof leak investigation in Stockbridge: what you get

Some ‘leaks’ aren’t leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Knowing which it is means the right fix can be done, since the cure for one won’t solve the other. We look at the pattern of damp, the weather and the ventilation before reaching a view. If you’re worried about drips in the loft during heavy rain and wet patches high on an inside wall, we can find out what’s behind it, whatever the roof.

Roofs in small places like Stockbridge often stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, which makes finding the cause quickly worthwhile. A record with photos is useful if you need to show the damage to anyone else.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Questions from Stockbridge

Is Stockbridge in the area you cover?

Yes, Stockbridge is one of the places we work. The survey and report are the same in Stockbridge as anywhere else.

Will you come out to Stockbridge?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

How do I arrange a roof leak investigation in Stockbridge?

Simply phone 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day.

Will you walk on the roof?

Not unless it’s safe. Safe viewpoints, the loft space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

How do you tell a leak from condensation?

The two can look alike. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern of damp and the ventilation, then say which is most likely.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that in advance, but anything inside needs someone there to give access.

I live in a flat. Can you survey the roof?

Yes, once whoever controls the roof agrees access. We check the parts we are given access to.

When to book a survey in Stockbridge

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

A survey makes sense if you’ve noticed:

  • Stains around a skylight
  • Leaks below a flat extension roof
  • A leak that comes and goes with the weather
  • Ceiling stains that grow after rain

For an older house near a landmark like Church of St Peter, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Questions to ask before you book

  • What experience they bring
  • Whether any drone flown is registered with the CAA
  • What insurance they carry
  • Whether the roof space is looked at, where there is one

What a good roof survey covers

What we look for on each type of roof

Chimney stacks

We look at the outside of the stack and the breast inside, not a flue, gas or sweep inspection.

Parapet and box gutters

We check the linings, joints and outlets where we can see them safely.

How the survey works

Once we’ve finished looking, we write up our findings as a report with photographs, emailed to you. On timing, it usually takes between one and two hours at a typical home, rising to roughly 3–4 hours on a commercial building. Somewhere like Stockbridge needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You let us know where the water shows and when it appears.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Keep pets inside or away from the areas we are looking at

How we price roof leak investigations

Several things affect the price of a survey:

  • The size of the roof
  • Height and safe access
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Whether thermal imaging or a drone is needed

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Helping us price your survey

Getting the details right at the start saves time. Please include:

  • Photos of the roof, taken safely from ground level or a window
  • How the loft is reached, if there is one
  • Where the property is, with the postcode
  • The type of building and roof, like pitched or flat

Photos help, if you have them. Take them safely from the ground or a window; never climb up to get a better view. To send them or to book, ring 07833 053749 or use the contact form.

Stockbridge roofs and the weather

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Each of these roof types has its own typical places for water to get in.

Anyone responsible for a site like Stockbridge Primary & Pre-School will know that on a building that size, finding the source of a drip means looking well beyond the stain. If you run a hotel or guest house in or near Stockbridge, a roof problem can mean rooms out of use.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Put a bucket under the drip and move valuables
  • Move stored items away from the hatch
  • Take dated photos of the leak
  • Don’t climb onto the roof to look

If condensation is the cause, we explain it, and suggest how the roof space could be better ventilated. It saves chasing a leak that is not there.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and catching wear early keeps water out.

Honest limits

In fairness, there are limits to any roof survey:

  • Water from pipes, tanks or heating systems
  • The repair itself (the investigation finds and reports the cause)
  • Defects hidden under coverings or inside walls without opening up

If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.
