Independent roof leak investigations in Downton

Downton roofs and the weather

The coast is about 1 mile or less from Downton, and places near the sea get more salt in the air and more wind than inland. Wind lifts loose slates, tiles and ridge pieces, and driving rain finds any gap they leave. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

Take a building like Hordle CofE (VA) Primary School: water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot. If you let a flat or house near New Milton station, tracing a leak quickly matters when a tenant is living with it.

Downton is about 3 miles west of Lymington, in Hampshire. We visit Downton as part of our work across Hampshire. Across Hampshire, we cover Downton. Southampton is in our area too.

Surveys in SO41 work the same way as everywhere else we cover. That includes homes and businesses on Hordle Lane and Shorefield Road and the roads around them. We also cover Leagreen (1 mile east), Hordle (1 mile north), Ashley (2 miles north-west), Barton on Sea (2 miles west) and New Milton (2 miles north-west). Larger places within reach include Totton (13 miles north), Lymington (3 miles east), Hythe (13 miles north-east), Ringwood (10 miles north-west), Dibden Purlieu (12 miles north-east) and Marchwood (13 miles north-east).

About our roof leak investigation in Downton

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Standing water puts extra pressure on every weak point. We look at the roof surface and the ceiling below. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. If you’ve noticed staining around the chimney inside and leaks below a flat extension roof, a survey will tell you what’s going on, whatever the roof.

For a small place like Downton, the inspection is the same as anywhere: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

What we look for on each type of roof

Parapet and box gutters

Linings, joints and outlets are inspected wherever it is safe.

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

Why it is worth a survey now in Downton

A leak rarely stays small. Damp spreads into rafters, ceilings and insulation. Tracing it now means less to put right later. In a small place like Downton, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

Every price we give includes VAT, and the report isn’t charged as an extra. Roof leak investigation starts from £150, including VAT. Size, height and access decide where your roof falls.

Can I check my roof myself?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us as you book and it will help the survey.

Your questions about roof leak investigations in Downton

Does being near the coast affect roofs in Downton?

Often, yes. Within about 1 mile of the sea, as Downton is, metal fixings wear faster and gales find any loose ridge or slate.

How do I find out if my home in Downton is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

How much is a survey?

Prices start from £150, including VAT. We confirm the price for your roof before booking, and it depends on the roof’s size, access and the package you choose. To get a price, phone 07833 053749 or send us an email.

Can every leak be traced?

We can’t promise to find every leak on one visit. Many leave clear signs, but intermittent leaks that need particular weather can be harder. We report what we found and the likeliest sources.

Is thermal imaging part of a leak investigation?

Where conditions suit, it can. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. We always check what it shows with moisture readings.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.

When you need someone else

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether rotten timbers meet design loads
  • Carrying out the fix
  • Plumbing leaks that look like roof leaks

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

What this survey covers

  • Valleys and parapet gutters
  • Lead flashings
  • Slate and tile slopes
  • Rooflights and dormers
  • Flat roof details

  • The roof space

Signs you need a roof leak investigation in Downton

Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. It can show up on the chimney breast, nearby ceilings or in the roof space.

We’re frequently asked to look at:

  • Water marks that spread in wet weather
  • Damp ceilings under a flat roof
  • Water that shows only in certain storms
  • Damp underlay across a wide area

Historic houses like Highcliffe Castle, about 4.2 miles west, show how far back building around Downton goes. Older roofs around here can leak at old repairs as readily as at original details.

What’s in a roof survey

What happens on the day

The aim of the visit is simple: to see as much of the leaking roof as can safely be seen and record it clearly. Notes and photographs go into the written report. The visit normally takes an hour or two at most homes, while a commercial roof takes nearer three to four hours. Somewhere as small as Downton, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we are looking at
  • Tell us about parking before the day
