Roof leak investigation in Martin: what you get

Leaks tend to begin where one part of a roof meets another. Flashings at chimneys and walls, valleys, gutters, parapets and flat roof upstands and outlets are the usual suspects. Each of these is checked in turn and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it’s safe to see it. We survey slate and tile slopes, flat roof details and the roof space, and people most often book us about condensation that looks like a leak and water coming in around a roof light or dormer.

For a small place like Martin, the inspection is the same as anywhere: we simply plan the journey and access ahead. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photographs of the water coming in, they help as well.

What you get is a clear record of the leaking roof on the day we saw it. It is useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

What happens if roof problems are left?

Wet insulation does not insulate well. A slow leak can soak it for months before a stain appears. Catching it early limits what has to be replaced. Around Martin, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.

The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.

Martin: your questions answered

Is Martin in the area you cover?

We do. The survey and report are the same in Martin as anywhere else.

How do I find out if my home in Martin is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you need to get into the loft?

If the survey needs it and the loft space can be reached safely, yes. A clear path to the hatch helps.

What happens after the survey?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

How experienced are you?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and the South East.

Is it a leak or condensation?

It’s a common question. Leaks tend to follow wet weather and show in one place, while condensation is frequently widespread and worst on cold days. We tell you which it is most likely to be.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Do you need a roof leak investigation in Martin?

Condensation is often mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, particularly in lofts with blocked eaves. Wet nail tips and damp underlay over a wide area are classic signs.

It’s worth booking a survey if you’ve seen:

  • Water marks that spread in wet weather
  • Condensation that looks like a leak
  • Staining where a gutter or parapet meets the wall
  • Wet patches on loft insulation

In and around Martin, as anywhere, a roof is easiest to deal with when its problems are found early.

What’s in a roof survey

Wind, rain and roofs in Martin

Some Hampshire villages still have thatched roofs. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Different coverings let water in at different points, which shapes where the search starts. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

Take an older house close to Church of All Saints: lead flashings, valleys and old chimneys are typical places for water to get in.

Different roofs, different checks

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Where conditions allow, moisture readings and thermal imaging help narrow it down.

Valleys

Debris in a valley slows the water and pushes it sideways. During a downpour, water can back up under the coverings.

What we can’t see

To be straight with you, a roof survey has limits:

  • Structural calculations (that’s a structural engineer’s job)
  • A promise to find every leak on a single visit
  • Putting the leak right

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

What this survey covers

  • Rooflights and dormers
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Lead flashings
  • The roof space
  • Flat roof details
  • Chimney stacks

How the survey works

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey usually takes roughly 1–2 hours for a house; commercial roofs usually need 3–4 hours. In a small place like Martin, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. We help you choose the package that suits the leak.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

How to prepare

  • Point out any leaks or damp patches
  • If it isn’t your property yet, arrange access through the agent
  • Make a note of anything you’d like us to look at
