How a pre-purchase roof survey works in Martin

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photographs that show you exactly where. We explain each finding in plain English, so it’s clear what it means for your purchase. We survey the roof space, flat-roofed extensions and dormers and chimney stacks, and people most frequently book us about loose pots and cracked flaunching and quick fixes on flashings and valleys.

Older buildings in small places like Martin may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. There are about 500,000 listed buildings and around 10,000 conservation areas in England.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Why get it checked now?

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. Outbuildings and barns around Martin are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

How the survey works

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. A typical survey takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Older roofs in small places like Martin can have low, tight loft spaces, so tell us about the loft hatch and any ladder. We only go where it is safe.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed ahead of time.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a written report with photographs and recommendations before you exchange.

How to prepare

  • Tell us about parking before the day
  • Have any questions written down, so nothing gets missed
  • Point out any leaks or damp patches

What we look for on each type of roof

Lead flashings and valleys

Flashings are a common source of leaks, so we look at each one closely. We photograph any that need work.

Gutters and parapets

Some older terraces have a butterfly roof with a central valley gutter. If the home you’re buying has one, that gutter and its outlet get a careful look.

Signs you need a pre-purchase roof survey in Martin

The fixings and underlay often fail before good slates or tiles do. Good slate can last well over a century, but corroded nails let slates slip. That kind of wear is common on older roofs and easy to miss from ground level.

Common reasons to book include:

  • Slates or tiles that have slipped or gone
  • Gutters choked with leaves and moss
  • Flashings that have lifted or split
  • Signs of past leaks inside the loft

Whatever the street in Martin, a roof costs least to look after when faults are caught early.

What a good roof survey covers

Martin homes and their roofs

A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

The streets around a church such as Church of All Saints are frequently among the oldest in a place, and if you own one of the older houses nearby, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Questions from Martin

Do you cover Martin?

We do. The survey and report are the same in Martin as anywhere else.

Will you come out to Martin?

Yes. Martin is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you survey in bad weather?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather is not suitable.

Do you need to go inside the property?

Where we can, yes. From the loft space we can see staining, timbers and underlay. If access is not possible, we note it in the report.

How long will you be at the property?

Allow roughly 1–2 hours at the house you’re buying, depending on its size and how much of the roof can be seen. We will give you an idea of timing when you book.

Do you survey roofs on blocks of flats?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Do you go up on the roof?

Only where it is safe. We also inspect from ground level, upper windows and the loft space, and a drone is part of the Premium Survey where applicable.

Checking the roof from the ground

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.
