Chimney survey in Martin: what you get

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photos and recommendations. If you’re worried about spalled or crumbling bricks and cracked or missing flaunching, we can find out what’s behind it.

Some older homes in villages like Martin are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the chimney stack, any defects and our written recommendations.

What we’re asked to look at in Martin

Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. When flashings fail, water often shows up in the loft or on the chimney breast. Lead is also a target for theft.

Here are some of the things we see often:

  • Pots or cowls that look unsafe
  • Staining on walls around the chimney
  • Frost-damaged brickwork on the stack
  • Unused flues sealed without airflow

In and around Martin, as anywhere, a roof is easiest to deal with when its problems are found early.

What affects the price in Martin

Every roof is different, so prices are confirmed before booking. This is what makes a difference:

  • House, block, shop or office
  • Whether you choose the Basic, Standard or Premium Survey
  • How big the roof is
  • How many separate roofs there are, like extensions, dormers and garages

The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Booking your survey

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • How the loft is reached, if there is one
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is
  • Where the property is, with the postcode

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can ring 07833 053749 or email us to find out.

Your questions about chimney surveys in Martin

Is my home in Martin listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Martin?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.

How experienced are you?

Over 5,000 surveys so far, over more than 20 years.

Do you use drones?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

Do I need to be at home?

Someone needs to let us in if we’re looking inside or in the loft. We will talk about access as you book.

Are you insured?

Our cover is professional indemnity plus public liability.

Do you inspect the flue?

No. A flue inspection, sweep or gas safety check is a separate job. We check the structure and weathering of the stack and any damp, and we will say if anything suggests the flue needs checking.

What we do, step by step

The visit usually starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about 1–2 hours at a house, as part of a look at the roof around the stack. Older rural homes like those around Martin can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Before the survey

  • Clear the way to the loft hatch
  • Have any paperwork from past roof work to hand
  • Note where any stains or damp appear

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Local roofs in Martin

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list. Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you live in an older home near Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

What we cannot see

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Flue inspections or sweeping
  • Areas we cannot view from safe positions
  • What’s inside the brickwork or behind render, without opening up

If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. The full list of what we check.

What we check

  • Shared and party-wall stacks
  • Lead flashings
  • Chimney breasts
  • Flaunching
  • Chimney pots and cowls
  • Brick chimney stacks

Leave it or get it looked at?

A small amount of repointing or new flaunching is usually a modest job. Leave it, and frost can work the stack loose, and the work grows. Older cottages and farmhouses around Martin can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it is left.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for your survey before you book.
