Roof leak investigation in Upper Burgate

Flat roofs leak in their own ways. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We check both the covering and the room underneath to narrow it down. Leaks under flat extension, garage and dormer roofs are common. Felt frequently lasts around 15 to 20 years, so age is part of the picture. We survey lead flashings, slate and tile slopes and the roof space, and common reasons people get in touch are damp walls below an overflowing gutter and damp underlay across a wide area.

Many homes in small places like Upper Burgate face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A record with photographs is useful if you need to show the damage to anyone else.

Most points in the report come with a picture, so you can see each defect rather than just read about it. If something couldn’t be seen safely, the report is clear about it.

Signs you need a roof leak investigation in Upper Burgate

Condensation is frequently mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, especially where ventilation is poor. Wet nail tips and damp underlay over a wide area are classic signs.

Problems we come across often include:

  • Staining where a gutter or parapet meets the wall
  • Water coming in around a roof light or dormer
  • Water that shows only in certain storms
  • Drips from nail tips in a cold loft

For an older house near a landmark such as Woodgreen Methodist Church, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

What to check before booking

  • Their track record with similar roofs
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Which parts of the roof they’ll actually see
  • Whether the roof space is looked at, where there is one

What’s in a roof survey

Surveys for landlords and agents in Upper Burgate

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the leaking roof, with photos, useful for planning maintenance.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

What a survey costs

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed
  • The roof’s overall size

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Roof leak investigation starts from £150, including VAT.

What we need to know

These details help when you get in touch:

  • How the loft is reached, if there is one
  • Your timetable, such as an exchange date
  • The kind of building and roof involved
  • Photos of the roof, taken safely from the ground or a window

Every survey is priced before it is booked, so you know the cost up front. Prices start from £150, including VAT. To book, ring 07833 053749 or email us.

Honest limits

To be straight with you, a roof survey has limits:

  • Plumbing leaks that look like roof leaks
  • Defects hidden under coverings or inside walls without opening up
  • Carrying out the fix

If in doubt, ring 07833 053749 or drop us an email and we’ll recommend the right survey. What our survey covers.

What this survey covers

  • Chimney stacks
  • Lead flashings
  • The roof space
  • Valleys and parapet gutters
  • Flat roof details
  • Slate and tile slopes
  • Rooflights and dormers

The survey, step by step

There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes an hour or two for most homes, though a hard-to-trace leak can take longer. Older roofs in small places like Upper Burgate can have low, tight loft spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. The visit starts indoors, at the stain and in the loft.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Getting ready for the survey

  • Keep pets out of the way during the survey
  • Make a note of anything you’d like us to look at
  • Leave side gates unlocked

Advice

Your questions about roof leak investigations in Upper Burgate

Will you come out to Upper Burgate?

Yes. Upper Burgate is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Do you carry out roof surveys in Upper Burgate?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Can you trace a leak in dry weather?

In most cases, yes. Moisture detection shows where materials are damp even on a dry day. If a leak only appears in driving rain from one direction, we will tell you what we found and what’s most likely.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

What do I do with the report?

You will get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Will you fix the leak as part of this?

Our job here is to trace the leak and explain it, not to carry out the repair. The report gives any roofer a clear brief.

Do you need to get into the loft?

Typically, if there is one and it can be reached safely. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.

Practical tips

From years of surveys, a few habits stand out as worth the effort:

  • Tell us if there are tanks or pipes in the loft
  • Keep a photo record of the damp patch
  • Move stored items away from the hatch
  • Put a bucket under the drip and move valuables

Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention.

After a storm, check the roof from the garden and the street. Slipped slates, lifted ridge tiles and debris on the ground are signs to act on. Prompt repairs stop gaps turning into leaks.

Wind, rain and roofs in Upper Burgate

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where water gets in depends a good deal on what the roof is made of and how it is detailed. About 1.6 miles north lies Breamore House, a reminder of how long the area around Upper Burgate has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you look after a building like The Burgate School and Sixth Form, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
