Roof leak investigation in Warnborough Green: what you get

On a flat roof, water can travel a long way under the covering. Splits, blisters, failed laps, worn upstands and blocked outlets are common causes. Ponding water makes any weakness worse. We check the roof surface and the ceiling below to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. Typical surveys look at leaks at a dormer or roof window and leaks that appear only in driving rain, across lead flashings, the roof space and slate and tile slopes.

In a village or hamlet like Warnborough Green, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. You’ll know exactly what was inspected and what wasn’t, and what we’d suggest next.

How the survey changes by roof type

Flat roof upstands and outlets

Upstands seal the edge of a flat roof where it meets a wall. If it’s too low, cracked or poorly dressed, water gets behind it.

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.

Questions from Warnborough Green

Do you carry out roof surveys in Warnborough Green?

We do. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in Warnborough Green?

The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.

What happens next?

You will receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

What’s in the report?

It sets out what we found, why it matters and what we recommend, backed by photos. Anything we couldn’t see safely is noted too.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys across London and South East England.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Checking the roof from ground level

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

What we do, step by step

Safety comes first on every visit. We inspect everything that’s safely in view, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. For a village or hamlet like Warnborough Green, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We check the stain, the ceiling and the loft above it.
  3. Outside, we look at every likely route in.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

Before we arrive

  • If you’re buying, check with the agent that we can get in
  • Have keys ready for side gates, garages or roof access doors
  • Move anything stored under the loft hatch

Booking a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just call 07833 053749 or email us when you are ready.

Advice

What this survey cannot tell you

Some things can’t be seen without opening up the roof, and that sets some limits:

  • Defects hidden under coverings or inside walls without opening up
  • Water from pipes, tanks or heating systems
  • Putting the leak right

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What our survey covers.

Before and after the survey

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Tips:

  • Mention earlier attempts to fix the leak
  • Don’t climb onto the roof to look
  • Tell us if there are tanks or pipes in the loft
  • Make sure the loft is accessible

We email the report to you. It explains the likely entry point, the route the water takes and our recommendations. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Plan a roof survey every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Leaks and storm damage in Warnborough Green

Listing and conservation areas can both shape what roof work is allowed on an older home. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. The covering and its details give the first clues when tracing where water is coming from.

If you own a rental within reach of Hook station, a tenant living with a leak needs the cause found, not just the stain painted over. If you live in an older home near Church of St Mary the Virgin, lead flashings, valleys and old chimneys are typical places for water to get in. Take a building like Robert May's School: tracing a leak on a big roof starts with where the water appears and works back.
