Honest limits

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • The repair itself (the investigation finds and reports the cause)
  • Plumbing leaks that look like roof leaks
  • What’s under the covering or behind the plaster

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you. What a survey covers and does not.

Roof types and parts we check

  • Rooflights and dormers
  • Chimney stacks
  • The roof space
  • Valleys and parapet gutters
  • Flat roof details
  • Slate and tile slopes
  • Lead flashings

Roof leak investigation in Upton Grey

The aim is to find where the water is getting in and explain it. You get a photo-illustrated written report showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. It gives any roofer a clear brief. The investigation finds and explains the cause, while the repair is a separate matter. If you’ve noticed ceiling stains that grow after rain and drips in the loft during heavy rain, a survey will tell you what’s going on, on flat roof details, valleys and parapet gutters and slate and tile slopes alike.

Being in a small place like Upton Grey makes no difference to how a leak or storm damage is looked at: the journey and access are just planned beforehand. Let us know where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. Photos of the stain and of the roof from outside are helpful too.

The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what isn’t.

Should I look at the roof myself first?

A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

What we’re asked to look at in Upton Grey

Flashings are one of the commonest sources of roof leaks. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in, frequently well away from where it shows.

A survey can pick up problems such as:

  • Wet patches on loft insulation
  • Staining around the chimney inside
  • Stains around a skylight
  • Leaks below a flat extension roof

The streets around a church such as Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

What to check before booking

  • What the survey will not cover
  • What experience they bring
  • What the report includes, and whether it has photos
  • Their insurance cover

What’s in a roof survey

The survey, step by step

We do not take risks to get a closer look. We inspect whatever is safely visible, and if part of the roof cannot be seen, the report says so. The survey typically takes between one and two hours for most houses, though large, tall or awkward roofs take more time. Around Upton Grey, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. You get in touch with details of the leak and any photos.
  2. We check the stain, the ceiling and the loft above it.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before we arrive

  • Dig out any old roof reports or invoices
  • If you’re buying, check with the agent that we can get in

Advice

Upton Grey: your questions answered

Is my home in Upton Grey listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Is Upton Grey in the area you cover?

We do. The survey and report are the same in Upton Grey as anywhere else, and visits run on weekdays and weekends.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we’re given access to.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Why isn’t the leak directly above the stain?

Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it shows. Following that route is what our investigation does.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all including VAT.

Can you survey at the weekend?

Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you when you book.

Roof leak investigations in Upton Grey: local notes

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering and its details give the first clues when tracing where water is coming from.

If you own a rental within reach of Hook station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

How we price roof leak investigations

Our packages start from £150, including VAT. The price for your roof depends on:

  • Height and safe access
  • The number of roofs, including extensions and garages
  • House, block, shop or office
  • How big the roof is

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

What we need to know

To price your survey accurately, we will ask about:

  • What made you get in touch
  • Dates you are working to, like exchange
  • The address and postcode of the property
  • Photos of the roof, taken safely from the ground or a window

Booking is simple: just call 07833 053749 or email us, tell us about the property and we’ll explain which survey suits. We confirm the price before anything is booked.

Different roofs, different checks

Valleys

A valley leak can appear well away from the valley inside. We trace the route from the loft where there is safe access.

Slate and tile slopes

Ridge and hip tiles can loosen as their mortar cracks. Water then gets in along the top of the roof.
