DIY checks: what’s safe

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Roof leak investigation in Langstone: what you get

We investigate roof leaks in Langstone and across London and the South East. We visit on weekdays, Saturdays and Sundays. The investigation covers inside and out, from the stain to the likely entry points. You get a written report with photos and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or send us an email. Typical surveys look at water through the ceiling under a flat roof and damp underlay across a wide area, on valleys and parapet gutters, rooflights and dormers and the roof space.

Somewhere as small as Langstone, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. We check what can be seen safely and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

Where we can’t see part of the leaking roof, the report says so. You will know exactly what was inspected and what wasn’t.

What we can’t see

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Leaks that only appear in weather we cannot recreate
  • Faults hidden behind ceilings or boarding
  • Plumbing leaks that look like roof leaks

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.

What we check

  • Valleys and parapet gutters
  • Lead flashings
  • The roof space
  • Chimney stacks
  • Slate and tile slopes
  • Flat roof details
  • Rooflights and dormers

Your questions about roof leak investigations in Langstone

Is the coastal weather around Langstone hard on roofs?

Places near the sea get more wind and more salt in the air than inland, and both are hard on roofs. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

Will you come out to Langstone?

Yes, Langstone is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Will you fix the leak as part of this?

The investigation is about finding the cause. The repair isn’t part of it. You get a report with photos showing where the water is getting in and what needs attention.

Can you always find the source?

Not every leak can be pinned down in a single visit. Most leave clues we can follow, but some only appear in certain weather. We report what we found and the likeliest sources.

Can you survey at the weekend?

We survey seven days a week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Will I get photos?

Yes, every report has them. Each finding is shown in a picture where possible, which makes the report easy to follow.

When to book a survey in Langstone

Valleys carry a lot of water. Worn lead, cracked linings or a build-up of leaves and moss can push water under the slates or tiles. Leaks from valleys often show up some distance away inside.

People usually book a survey when they’ve noticed one of these:

  • Ceiling stains that grow after rain
  • Damp underlay across a wide area
  • Leaks at a dormer or roof window
  • Damp patches next to the stack

The streets around a church such as Saint Nicholas' Chapel are often among the oldest in a place, and if your house is among the older ones nearby, lead flashings, valleys and old chimneys are typical places for water to get in.

What to check before booking

  • What’s outside the scope of the survey
  • What follow-up you get after the report
  • What experience they bring
  • Whether any drone flown is registered with the CAA

What’s in a roof survey

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Let us know what has already been tried
  • Protect furniture and flooring under the leak
  • Keep water away from lights and sockets
  • Do not climb onto the roof to look

Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It’s a chance to ask about anything in the report.

Keep the roof space ventilated. Air movement keeps condensation down, and condensation is a common false alarm. Check insulation does not block airflow at the eaves.

How the survey changes by roof type

Lead flashings

Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.

Chimney stacks

Water that gets in at the top can show up lower down. Open, unused pots let rain fall down the flue.

The survey, step by step

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. If you have questions on the day, just ask. Cottages and farmhouses around Langstone frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. You receive a report with the likely source, photos and recommendations.

Before the survey

  • For flats, make sure roof access has been agreed
  • If you are buying, check with the agent that we can get in
  • Have any questions written down, so nothing gets missed

Advice

Roof leak investigations around Langstone

Langstone is within about 1 mile of the coast, and places near the sea get more salt in the air and more wind than inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. About 0.8 miles north-east lies Warblington Castle, a reminder of how long the area around Langstone has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you let a flat or house near Havant station, a tenant living with a leak needs the cause found, not just the stain painted over. If you look after a building such as Bosmere Junior School, a leak through a large roof is often found some distance from where the water shows inside.
