Roof leak investigations for Tangley homes and businesses

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

How a roof leak investigation works in Tangley

Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Telling us when it happens helps a lot, along with any photos you’ve taken. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We are frequently asked to look into damp on a chimney breast and leaks at a dormer or roof window, on slate and tile slopes, lead flashings and the roof space.

Roofs in small places like Tangley frequently stand in the open, so storms hit ridges, verges and chimneys hard. Damp in old stone, brick or timber walls is slow to dry out, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What a survey costs

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • Any need for thermal images or a drone flight
  • Commercial roofs and larger buildings
  • Height and safe access
  • How big the roof is

Roof leak investigation starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Getting in touch

To price your survey accurately, we will ask about:

  • What’s prompted the survey
  • Anything about access we should know
  • Pictures from the garden or a window, if you have them
  • Where the property is, with the postcode

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, phone 07833 053749 or email us with the address and the days you’d prefer.

When you need someone else

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • An intermittent leak that shows no trace on the day
  • The repair itself (the investigation finds and reports the cause)
  • Structural calculations (that is a structural engineer’s job)

If in doubt, call 07833 053749 or send us an email and we will suggest the right survey. The full list of what we check.

Roof types and parts we check

  • Valleys and parapet gutters
  • Flat roof details
  • Slate and tile slopes
  • Rooflights and dormers
  • The roof space
  • Chimney stacks
  • Lead flashings

Useful tips for Tangley property owners

Here are a few things we’d tell any owner:

  • Put a bucket under the drip and move valuables
  • Tell us if there are tanks or pipes in the loft
  • Note the weather when the leak shows
  • Move stored items away from the hatch

Once the work is done, hold on to the report. If water appears again, it shows what was found before, which makes the next step quicker.

Do not block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Keep insulation clear of the eaves.

What we are asked to look at in Tangley

Many leaks begin at a flashing. Where a roof meets a chimney, a wall or a dormer, lead or mortar seals the joint. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

Problems we come across often include:

  • Water that shows only in certain storms
  • Drips from nail tips in a cold loft
  • Damp patches next to the stack
  • Drips in the loft during heavy rain

If you own one of the older houses in the streets near Church of St Thomas of Canterbury, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Before booking anyone

  • Are they insured for the work?
  • What they won’t be able to tell you
  • Whether you get a written report with photos
  • Whether any drone flown is registered with the CAA

What’s in a roof survey

Tangley: your questions answered

Do you cover smaller places like Tangley?

Yes. Tangley is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when you book.

How do I find out if my home in Tangley is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Why doesn’t the damp patch line up with the hole?

Because water travels. It runs along rafters, battens or underlay before it drips, so the entry point is often well away from the mark. That’s why we trace the route rather than patching above the stain.

Can you always find the source?

Not always, and we will be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.

What do I do with the report?

You’ll get the report by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation.

How do I arrange a roof leak investigation in Tangley?

It’s easiest to ring 07833 053749 or email us. Give us the address and a few details about the roof, and we’ll suggest the right survey. Surveys run on weekdays, Saturdays and Sundays.

Do you climb onto every roof?

Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.

What we do, step by step

We do not take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. The survey usually takes an hour or two for most homes, though a hard-to-trace leak can take longer. Around Tangley, older homes can have small or awkward roof spaces, so it is useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We check the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. Moisture readings and thermal imaging are used where they help.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

How to prepare

  • Make a note of anything you’d like us to look at
  • Show us where any leaks or stains appear
  • Mention any parking restrictions on your street

Getting a price

What a roof leak investigation looks like in Tangley

Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there. Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in.
