Roof leak investigations for homes and businesses in Upper Chute

Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, leaving marks that look just like rainwater. Telling the two apart matters, because they need very different work. We look at the pattern of damp, the weather and the ventilation before reaching a view. We survey flat roof details, chimney stacks and the roof space, and people most frequently book us about drips in the loft during heavy rain and water marks that spread in wet weather.

In a village or hamlet like Upper Chute, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, which matters if you’re thinking of an insurance claim. We look at everything that’s safely in view and set out what we find. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Honest limits

To be straight with you, a roof survey has limits:

  • Putting the leak right
  • Faults hidden behind ceilings or boarding
  • Leaks from plumbing, tanks or pipework rather than the roof

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before you book. What a survey covers and doesn’t.

What this survey covers

  • Lead flashings
  • Chimney stacks
  • Valleys and parapet gutters
  • Flat roof details
  • The roof space
  • Rooflights and dormers
  • Slate and tile slopes

How the survey changes by roof type

Lead flashings

A leak at a flashing often shows some way from the joint. We check every flashing that could feed the stain.

Parapet and box gutters

Parapet and box gutters sit behind walls or inside the roof. When their outlets block, water rises over the lining and runs indoors.

Roof leak investigations around Upper Chute

A number of Hampshire villages keep thatched roofs on their older buildings. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. Each of these roof types has its own typical places for water to get in. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

For any home in Upper Chute, it’s the small, early fault that is cheapest to put right.

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What happens if roof problems are left?

Water and electrics do not mix. Keep away from any fitting that water is reaching and have an electrician check it. Then the source needs tracing. For older village homes like those around Upper Chute, the right replacement materials aren’t always easy to find quickly. That’s one more reason to find defects before they become urgent.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.

What happens on the day

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely. The survey normally takes between one and two hours for most houses, with bigger or more complicated roofs taking longer. In a small place like Upper Chute, access is typically the main thing to plan. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You tell us where the water shows and when it appears.
  2. We check the stain, the ceiling and the loft above it.
  3. Outside, we look at every likely route in.
  4. Moisture readings and thermal imaging are used where they help.
  5. We email a report with photos, the likely entry point and recommendations.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent

Common roof problems in Upper Chute

Slipped or missing slates and tiles let rain reach the underlay. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. Corroded nails, known as ‘nail fatigue’, are a frequent cause on slate roofs.

Here are some of the things we see frequently:

  • A leak that comes and goes with the weather
  • Wet patches high on an inside wall
  • Damp on a chimney breast
  • Leaks at a dormer or roof window

If you live in an older home near Church of St Nicholas, the leak may come from a chimney, a valley or tired lead rather than the covering itself.

What to check before booking

  • Is VAT included in the price?
  • Whether you can ask questions once you have the report
  • What the survey won’t cover
  • What the report includes, and whether it has photos

Common questions in Upper Chute

Is my home in Upper Chute listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Will you come out to Upper Chute?

Yes. Upper Chute is within the area we cover, which takes in towns, villages and rural addresses. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there as you book.

Is this a RICS survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Why is the stain in a different place from the leak?

Because water travels. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.

Do you use thermal imaging to find leaks?

It can, when the conditions are right. The best results come after a sunny day, on a dry roof with little wind. Wet insulation holds heat longer than dry, which can show up on the image. Its findings are confirmed with a moisture check.

Can you find a leak when it is not raining?

In many cases, yes. Stains, tide marks, damp timbers and moisture readings typically point the way. Some leaks only show in particular weather, so your photos and notes from wet days are very useful.
