What we look for on each type of roof

Chimney pots and cowls

Each pot is bedded into the flaunching, often with a cowl or cap on top. We check that they look secure and undamaged.

Flaunching

Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.

About our chimney survey in Upper Chute

A leaning chimney stack is worth having looked at. Stacks can lean when mortar on one side breaks down, frequently after years of flue gases and damp. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we’ll recommend a structural engineer. We’re frequently asked to look into damaged chimney pots and cowls and gaps where the stack meets the roof, on flaunching, brick chimney stacks and chimney pots and cowls.

In a village or hamlet like Upper Chute, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

What you get is a clear record of the chimney stack on the day we saw it. It is useful right away, and a good reference for later.

Chimney surveys in Upper Chute: local notes

Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Around Upper Chute, as everywhere, small roof faults are simplest to sort before they let water in.

Useful tips for Upper Chute property owners

From years of surveys, a few habits stand out as worth the effort:

  • Ask about consent before removing a chimney on an older property
  • Check fixings on the stack are secure
  • Never climb onto the roof to look at a chimney
  • Keep the report to compare against at the next survey

Questions about the findings are always welcome. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Check fixings on the stack are sound and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.

How it works

We’ll ask a few questions first, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Upper Chute often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We go through the chimneys, any damp and any work done on them.
  2. We check every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photographs and recommendations, is emailed to you.

Getting ready for the survey

Upper Chute questions

Will you come out to Upper Chute?

Yes. Upper Chute is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.

Is my home in Upper Chute listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and every flight depends on the airspace and the weather.

Do you need to go on the roof to check the chimney?

Each stack is viewed from the safest viewpoints: from ground level, windows and vantage points, and from the loft where there’s access. Our Premium Survey includes a drone inspection where it applies. If part of a stack can’t be seen, the report says so.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.

What causes damp on a chimney breast?

Damp on a chimney breast typically means water is getting into the stack, or moisture is trapped inside it. The survey looks at the stack, the flashings and the capping, and record what we find.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Do you need a chimney survey in Upper Chute?

Where a chimney meets the roof, lead flashings keep water out. With age they can lift, split or come away from the joints. Failed flashings are one of the most common causes of damp around chimneys. Lead flashings can also be stolen.

People typically book a survey after spotting something like this:

  • Frost-damaged brickwork on the stack
  • Damp patches on chimney breasts
  • Damaged chimney pots and cowls
  • Cracked or missing flaunching

If you live in an older home near Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • Will they check the loft as well as the outside?
  • Will the report include photos?
  • What’s outside the scope of the survey

When you need someone else

It helps to know what a survey will not do before you book:

  • Conditions inside walls
  • Areas we cannot view from safe positions
  • Whether a gas appliance or its flue is safe

If in doubt, ring 07833 053749 or email us and we will suggest the right survey. What a survey covers and doesn’t.

How we price chimney surveys

Survey packages start from £150, including VAT. What you pay for your roof depends on:

  • The shape of the roof and its details
  • Basic, Standard or Premium
  • Height and safe access
  • If the survey needs thermal imaging or a drone

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. The roof’s size, height and access matter as well.
