Why get it checked now?

Damp in a chimney breast normally gets worse while the cause is left. It can stain walls and damage plaster. Finding the cause means the right work can be planned. For an older or listed building in a place like Faberstown, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

How a chimney survey works in Faberstown

Many homes have chimneys that are no longer used. A disused stack still needs looking after. If it has been capped without ventilation, damp can build up inside it. We check how redundant stacks have been capped and look for damp in the chimney breasts. You get photos of each stack and our recommendations. We survey shared and party-wall stacks, brick chimney stacks and lead flashings, and the problems we are asked to look at most are disused chimneys trapping moisture and flaunching that has broken away.

In a village or hamlet like Faberstown, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s usually the chimneys and lead flashings that need work first.

The report records the chimney stack as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

Chimney surveys in Faberstown: local notes

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.

Take an older house close to Church of St Peter in the Wood: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

What a chimney survey doesn’t cover

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether a gas appliance or its flue is safe
  • Flue inspections or sweeping
  • What’s inside the brickwork or behind render, without opening up

Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we will tell you. The full list of what we check.

Roof types and parts we check

  • Brick chimney stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Shared and party-wall stacks
  • Flaunching
  • Lead flashings

The survey, step by step

The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. The visit normally takes about one to two hours at a typical home, and about three to four hours for a commercial roof. Around Faberstown, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. You tell us whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Advice

Common roof problems in Faberstown

Removing a chimney breast inside can leave questions about how the stack is supported. We note what’s visible in the roof space and outside, and the report recommends a structural engineer if support is a concern.

Things that often lead to a survey include:

  • Staining on walls around the chimney
  • Lifted or split lead flashings
  • Spalled or crumbling bricks
  • Loose, cracked or missing pots

Landlords with a home close to Andover station may find that a roof report helps you deal with small faults before they turn into a call from a tenant.

Before booking anyone

  • Whether the roof space is looked at, where there is one
  • How soon the report will arrive
  • What the report includes, and whether it has photographs
  • What they won’t be able to tell you

Practical tips

There is plenty you can do without going near the roof. Here’s what helps most:

  • Never climb onto the roof to look at a chimney
  • Keep the report to compare against at the next survey
  • Keep track of stains on chimney breasts
  • Book a sweep for flues that are in use

You get the report by email and can pass it to whoever does the work. We use plain English and a photo for each defect so anyone reading it can see what we saw.

Make sure fixings on the stack are sound and taken off if they’re no longer needed. Less load on the stack means less strain in wind.

Faberstown: your questions answered

Do you cover smaller places like Faberstown?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Just mention lanes, gates or anything else about the route as you book.

Do you survey roofs for landlords with property near Andover station?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or email us with the details.

Do you test for asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Will you fly a drone over my roof?

Yes, where it’s applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.

What happens after the survey?

The report arrives by email. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.

How soon will I get the report?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed, ready to forward.

Is this a RICS survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

For landlords and managing agents

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, and they’re priced for the size.

Letting agents and landlords in Faberstown book surveys as well as householders. A photo-illustrated written report gives you a clear record of the chimney stack, which helps you plan work between tenancies.
