Chimney surveys in Weyhill

How a chimney survey works in Weyhill

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the roof space. We record what we find with photos and recommendations. We’re often asked to look into gaps where the stack meets the roof and pots or cowls that look unsafe, across shared and party-wall stacks, chimney breasts and flaunching.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • A structural engineer’s assessment
  • Conditions inside walls
  • The inside of the flue, which needs a sweep or flue specialist

If you are not sure which survey you need, ring 07833 053749 or drop us an email and we’ll give you a straight answer before booking. What a survey covers and doesn’t.

What this survey covers

  • Shared and party-wall stacks
  • Lead flashings
  • Chimney breasts
  • Chimney pots and cowls
  • Brick chimney stacks
  • Flaunching

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Practical tips

A survey works best with a little help from you, before and after. Tips:

  • Keep track of stains on chimney breasts
  • Use the report as a baseline for future checks
  • Do not use a ladder to reach the stack yourself
  • Glance at the stacks from the street now and then

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on from the viewpoints we used.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Rented homes, blocks and businesses

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we’ll plan the visit with that in mind.

Roofs, chimneys and gutters in Weyhill

A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask.

Landlords with a home close to Andover station may find that the gap between tenancies is a good time to have the roof looked at. Take an older house close to Church of St Michael and All Angels: old fixings, lead flashings and tall chimneys are typical of older roofs.

What we do, step by step

Expect us to ask a few questions before we start, like when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours at a house, as part of a look at the roof around the stack. In a small place like Weyhill, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Why it is worth a survey now in Weyhill

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you know where you stand. Matching old materials, such as handmade tiles or stone slates, can take time to source. That’s one more reason to find defects before they become urgent.

Your questions about chimney surveys in Weyhill

Can a landlord with a rental near Andover station book a roof survey?

Yes, rented property is part of what we cover. You can call 07833 053749 or drop us an email with the address and some details.

Do you cover smaller places like Weyhill?

Yes, Weyhill is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Are you structural engineers?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How much does a chimney survey cost in Weyhill?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

How quickly is the report sent?

Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.
