Chimney surveys in Fyfield: local notes

Some Hampshire villages still have thatched roofs. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the covering helps explain which parts of a roof are likely to need work first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.

Landlords with a home close to Grateley station may find that a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark such as Church of St Nicholas, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Fyfield is about 4 miles west of Andover, in Hampshire. Fyfield is one of many places we visit across Hampshire. Fyfield is one of the towns and villages in Hampshire where we work. For surveys nearby, see our Southampton page.

About our chimney survey in Fyfield

If you are buying a home with chimneys, it is worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photos and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. We survey chimney pots and cowls, flaunching and shared and party-wall stacks, and people most frequently book us about a chimney out of line and damp on a chimney breast inside.

Somewhere as small as Fyfield, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

What we can’t see

It’s useful to know what a survey will not do before booking:

  • A structural engineer’s assessment
  • The inside of the flue, which needs a sweep or flue specialist
  • Whether a gas appliance or its flue is safe

If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey before you book. What our survey covers.

What this survey covers

Fyfield questions

I let a flat near Grateley station. Can you check the roof?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or email us with the address and what you need.

Is Fyfield within the area you cover?

Yes, we do. We cover the whole of London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Can you survey a chimney stack we share with next door?

Yes. We look at the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, such as an exchange date, tell us when booking.

How do I book a survey in Fyfield?

To arrange a survey, call 07833 053749 or send us an email and tell us the address and what you’d like to know. We’ll confirm the price and agree a day with you.

Should a redundant chimney be removed?

It depends on its condition and your plans. We record how the stack is doing and whether it is capped with ventilation. In a conservation area or on a listed building, changes may need consent.

Are you structural engineers?

No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Different roofs, different checks

Brick stacks

Spalled bricks, where the face has flaked off, are a sign of water and frost. Any spalling is noted with photos.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the roof space where we can reach.

The survey, step by step

The aim of the visit is simple: to look at the chimney stack as closely as is safe and record what we find. Notes and photographs go into the written report. It normally takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. Around Fyfield, older homes can have small or awkward roof spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

Related advice

Before and after the survey

Most of what helps is simple and safe from the ground. Our suggestions:

  • Find out whether changes to a stack need permission
  • Glance at the stacks from the street now and then
  • Check unused flues are capped with ventilation
  • Never climb onto the roof to look at a chimney

The report is emailed to you, ready to share with a roofer or builder. Each defect is described in plain words and shown in a photo so anyone reading it can see what we saw.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

Why get it checked now?

A loose pot or brick can fall from height. Finding them early means they can be dealt with before they come down by a roofer. In a small place like Fyfield, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.
