Landlord roof surveys for Upper Chute homes and businesses

The survey, step by step

On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely. Most surveys take an hour or two at most homes, and about three to four hours for a commercial roof. For a village or hamlet like Upper Chute, the journey is planned in advance: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it’s safe.

  1. First, we confirm the scope and the purpose of the report.
  2. You arrange access to the loft and any flats we need.
  3. Each roof is looked at from safe vantage points and inside where possible.
  4. We photograph defects and note how urgent they look.
  5. A written condition report follows to help you plan.

Landlord roof surveys for homes and businesses in Upper Chute

Who pays for roof work on a block depends on the lease. We can’t advise on what your lease says, but our report gives everyone an independent record of condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. If you’ve noticed damaged party-wall upstands or parapets and gutters overflowing onto walls, we can find out what’s behind it, on converted houses, blocks of flats and flat roofs on blocks alike.

Some older homes in villages like Upper Chute are listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

What a survey costs

Our packages start from £150, with VAT included. What you pay for your roof depends on:

  • Basic, Standard or Premium
  • The size of the roof
  • Height and safe access
  • Features like valleys, chimneys, dormers and parapets

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Prices start from £150, including VAT.

What to let us know when you contact us

We’ll normally ask about:

  • What kind of property and roof it is
  • When you need the report by
  • Access details, like a loft hatch or a shared roof
  • Where the property is, with the postcode

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, phone 07833 053749 or email us.

Why act early in Upper Chute

Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. Outbuildings and barns around Upper Chute are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

Landlord roof surveys around Upper Chute

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St Nicholas, its roof may have old fixings, lead flashings and chimneys that need a closer look. In and around Upper Chute, as anywhere, a roof is easiest to deal with when its problems are found early.

Upper Chute is about 6 miles north-west of Andover, in Hampshire. From houses to flats and shops in Upper Chute, we can survey the roof on a weekday or at the weekend. Upper Chute is one of the places in Hampshire where we work. We also survey roofs in Southampton.

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

Your questions about landlord roof surveys in Upper Chute

Do you cover Upper Chute?

Yes, Upper Chute is within the area we cover. Our area covers London and South East England. Just call 07833 053749 or drop us an email and let us know about the property.

Is Upper Chute within the area you cover?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where applicable, the Premium Survey.

Will you need to get into tenants’ homes?

Sometimes, yes. Where the loft or roof can only be reached through a home, we’ll need to go in so please give residents notice.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. On a shared roof we can only inspect the parts we’re allowed to reach.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them.

When you need someone else

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Areas behind locked flats or blocked hatches
  • Confirming asbestos in older roof materials
  • A full building survey of every part of the property

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. What our survey covers.

What we check

  • Flat roofs on blocks
  • Blocks of flats
  • Shared roofs
  • Converted houses
  • Gutters and downpipes
  • Rented houses

For landlords and managing agents

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.
