Signs you need a pre-purchase roof survey in Upper Chute

A chimney stack stands out in the wind and rain. Pointing crumbles, flaunching cracks and flashings lift. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

A survey makes sense if you’ve noticed:

  • Standing water on a flat extension roof
  • Loose pots and cracked flaunching
  • Gutters that overflow or drip at the joints
  • Worn or lifted lead flashings

Whatever the street in Upper Chute, a roof costs least to look after when faults are caught early.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Are they insured for the work?
  • Is VAT included in the price?
  • How soon the report will arrive

What a roof survey includes

About our pre-purchase roof survey in Upper Chute

Older homes often have roofs that have been patched over the years. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Little of that is easy to judge from the pavement on a viewing. We look closely and record what we see, with photos so you can see it for yourself. We explain each finding in plain English, so it is clear what it means for your purchase. Common reasons to book are old water stains in the roof space and worn or lifted lead flashings, across flat-roofed extensions and dormers, clay and concrete tiles and gutters and downpipes.

Being in a small place like Upper Chute makes no difference to the inspection itself: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when booking, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Tips from our surveys

You do not need to be a roofer to help. Here’s what helps most:

  • Mention any deadline when you contact us
  • Don’t leave it until just before exchange
  • Check we will be able to get into the loft space
  • Check the lease for roof repair responsibilities

Once the home is yours, the report becomes a maintenance list. Work through the urgent items before anything else, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up.

Every so frequently, check the loft with a torch, keeping to boarded areas. Damp patches, daylight through the roof or water stains on timbers are worth noting. Photos help if you later need a roofer or another survey.

How it works

We will ask a few questions first, such as when any problem began and what work has been done before. Then the inspection itself takes between one and two hours at a typical house, with time for the loft where it can be reached. In a small place like Upper Chute, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. After your offer is agreed, you book and share your timetable.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a written report with photos and recommendations before you exchange.

Getting ready for the survey

  • Check we can get to the back of the property
  • Gather any invoices or paperwork from past roof work
  • Check the loft hatch can be reached

Advice

What we can’t see

A survey is a proper look at the roof, but it cannot do everything. The main limits are:

  • Defects hidden under coverings or inside walls without opening up
  • How a seller will respond, or what the house is worth
  • Confirmation of asbestos in cement sheets or soffits

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and does not.

What we look at

  • Natural slate
  • Chimney stacks
  • Lead flashings and valleys
  • Gutters and downpipes
  • Flat-roofed extensions and dormers
  • Clay and concrete tiles
  • The roof space

What affects the price in Upper Chute

When we price a survey, we consider:

  • The shape of the roof and its details
  • Commercial roofs and larger buildings
  • The number of roofs, including extensions and garages
  • How tall the building is and how easy the roof is to see

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You’ll know the figure before booking.

Helping us price your survey

Some details help us suggest the right survey and price. When you get in touch, it helps to mention:

  • The property’s address and postcode
  • The kind of building and roof involved
  • When you need the report by
  • The reason for the survey, such as buying, a leak or storm damage

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, phone 07833 053749 or drop us an email.

FAQs for Upper Chute

Does a conservation area affect roof work in Upper Chute?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

When will the report arrive?

No. Our survey looks at the roof only, and it is not a RICS home survey. It works alongside a home survey.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Local roofs and buyers in Upper Chute

Thatch survives on some older buildings in Hampshire’s villages. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Church of St Nicholas: the roof may have had decades of patch repairs, and the survey shows where they are.
