Landlord roof surveys in Chute Forest

Can I check my roof myself?

Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

About our landlord roof survey in Chute Forest

A landlord roof survey covers the usual parts of a roof: coverings, ridges, hips, valleys, flashings, chimneys, gutters and the loft space. Flat roofs on blocks, extensions and garages are included when they’re in the agreed scope. We also look at chimneys, parapets and party-wall upstands where it is safe to see them, along with the loft space where there is safe access. If you’ve noticed standing water on a flat roof and missing or loose roof coverings, we can find out what’s behind it, whatever the roof.

Some older homes in villages like Chute Forest are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Chute Forest homes and their roofs

If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area. Some Hampshire villages still have thatched roofs. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Take an older house close to St Mary's Church: old fixings, lead flashings and tall chimneys are typical of older roofs.

FAQs for Chute Forest

Do you cover smaller places like Chute Forest?

Yes, we do. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How do I find out if my home in Chute Forest is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Do I need to be at home?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when you book.

Do you advise on who is responsible under the lease?

No. Who pays is typically set by the lease, and that is a legal question. Our report gives an independent record of the roof’s condition to help those discussions.

Who typically books a landlord or block roof survey?

Anyone who looks after a let or shared building can book it: private landlords, letting and managing agents, freeholders and RTM companies.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

What access do you need for a block roof survey?

We may do. Where the loft or roof can only be reached through a home, we’ll need to go in so please give residents notice.

What we are asked to look at in Chute Forest

Landlords need to plan spending on a building. Without a recent survey, it’s hard to know what the roof needs or when.

Typical things we are asked to look at include:

  • Loose ridge or hip tiles
  • Gaps where tiles or slates have slipped
  • Leaking joints at party walls
  • Ceiling stains reported by tenants

For landlords with property near Andover station, the gap between tenancies is a good time to have the roof looked at.

Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Survey the roof on a regular cycle
  • Have gutters and outlets cleared every year
  • Put urgent roof work at the top of the list
  • Get legal advice on lease responsibilities

The report can feed straight into a maintenance plan. Urgent items can be dealt with first and the rest budgeted for later.

Regular roof checks beat waiting for a leak. A survey every few years suits many let and shared buildings, alongside yearly gutter clearing.

Why get it checked now?

A planned maintenance budget needs real information. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. In a small place like Chute Forest, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the exact price before booking.

How the survey works

We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours for a single let house, with blocks of flats taking longer. Cottages and farmhouses around Chute Forest frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. You let us know about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Unlock side gates and any roof access doors
  • If you’re buying, check with the agent that we can get in
  • Point out any leaks or damp patches
