About our roof leak investigation in East Boldre

Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. We look for the clues it leaves behind, like tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. We survey lead flashings, the roof space and slate and tile slopes, and people most often book us about leaks below a flat extension roof and water coming in around a roof light or dormer.

Many homes in small places like East Boldre face open ground, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A written record also helps if you need to explain it to anyone else.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

What we look for on each type of roof

Chimney stacks

Damp on a chimney breast inside often starts at the top of the stack. Unused flues with open pots can let rain straight in.

Valleys

Leaves and moss build up in valleys and hold water back. In heavy rain, it can spill under the edges of the slates or tiles.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours, more where the leak is intermittent or the roof is large. Rural addresses near East Boldre can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. Inside, we check the damp area and the loft space above it.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. We email a report with photos, the likely entry point and recommendations.

Your questions about roof leak investigations in East Boldre

Do you cover smaller places like East Boldre?

Yes. East Boldre is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do roofs near the sea, like those around East Boldre, take more of a battering?

Near the coast, roofs face more wind and more salt than further inland. Salt is hard on nails, clips and metal flashings, while strong wind lifts anything already loose.

What should I do before you arrive?

Clear the loft hatch so we can get into the loft space. Gather any photos and notes about when it leaks, plus details of past repairs. In the meantime, catch the water and keep it clear of lights and sockets.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch.

How long does a roof leak investigation take?

On site, it typically takes roughly 1–2 hours for most homes, though a hard-to-trace leak can take longer. Report times depend on the package.

Will you walk on the roof?

Only where it is safe to do so. We inspect what can be seen safely: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. Anything we cannot see is noted in the report.

Why isn’t the leak directly above the stain?

Because water travels. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. That is why we trace the route rather than patching above the stain.

Leave it or get it looked at?

Water and electrics do not mix. If water is reaching a light fitting or switch, keep clear of it. Then the source needs tracing. For an older or listed building in a place like East Boldre, repairs may need matching materials and consent, so leaving a defect until it’s urgent leaves less time to plan.

The Premium Survey includes thermal imaging and drone inspection where it applies, from £400 inc. VAT. We will tell you which package suits the questions you have.

Wind, rain and roofs in East Boldre

East Boldre lies within about 3 miles of the sea, and being near the sea means more wind and salt than a roof inland would face. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. With Beaulieu Palace House about 1.3 miles north-east, East Boldre sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If your home is one of the older ones in the streets near Church of St Paul, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. For landlords with property near Beaulieu Road station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused. If you look after a building such as Beaulieu Village Primary School, water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

East Boldre is about 5 miles north-east of Lymington, in Hampshire. East Boldre gets the same service as everywhere else we work: a careful inspection, photos and a written report. We cover towns and villages across Hampshire. Southampton is in our area too.

Surveys in SO42 are booked the same way as anywhere else. If you need a roof leak investigation at a property on Sweyns Lease, Chapel Lane and Warton Close or anywhere close by, we can help. If you are just outside East Boldre, we cover Furzey Lodge (1 mile north), Beaulieu (1 mile north-east), Bailey's Hard (1 mile east), The Hummicks (2 miles east) and Dibden Purlieu (4 miles north-east). Within a short drive, we also cover Gosport (14 miles east), Eastleigh (12 miles north-east), Fareham (12 miles east), Totton (8 miles north), Chandler's Ford (13 miles north) and Hedge End (11 miles north-east).

Local landmarks in East Boldre

We work in homes and buildings around Turfcutters Arms and the streets around them. East Boldre’s nearest station is Beaulieu Road station, about 3.8 miles north-west. Other landmarks nearby include Lymington New Forest Hospital (4.1 miles south-west) and Beaulieu Abbey And Display Of Monastic Life (1.4 miles north-east). The countryside around East Boldre includes Boldre Foreshore.

What we cannot see

To be straight with you, there are limits to any roof survey:

  • Whether rotten timbers meet design loads
  • A promise to find every leak on a single visit
  • Plumbing leaks that look like roof leaks

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer before booking. What a survey covers and doesn’t.
