Roof leak investigation in South Warnborough

Not every drip is a leak. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Knowing which it is means the right fix can be done, since the cure for one won’t solve the other. The pattern of the damp, the ventilation and the timing all help us decide. We survey flat roof details, the roof space and chimney stacks, and the problems we’re asked to look at most are water marks that spread in wet weather and water dripping from rafters or underlay.

Being in a small place like South Warnborough makes no difference to how a leak or storm damage is looked at: the journey and access are just planned ahead of time. Tell us where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can be seen safely. The survey usually takes roughly 1–2 hours, more where the leak is intermittent or the roof is large. Rural addresses near South Warnborough can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Preparing for the visit

  • For flats, check roof access has been agreed
  • Keep pets out of the way during the survey
  • Gather any invoices or paperwork from past roof work

Advice

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

How the survey changes by roof type

Slate and tile slopes

Slipped, cracked or missing slates and tiles let rain onto the underlay. Ageing felt eventually lets water through.

Flat roof upstands and outlets

Outlets drain a flat roof. When one blocks, water ponds and finds any weak spot. Outlets and the area around them are looked at.

Prices for roof leak investigations in South Warnborough

Survey packages start from £150, inc. VAT. What you pay for your roof depends on:

  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • Extra roofs, like extensions, dormers or garages

Our price is from £150, including VAT. The final price depends on the size and height of the roof, access and which survey you book.

Questions from South Warnborough

Does a conservation area affect roof work in South Warnborough?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you come out to South Warnborough?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

Can every leak be traced?

Not always, and we will be honest about that. Some leaks hide well, particularly those that need wind-driven rain. Where the source isn’t certain, we list the likely routes in order.

How should I prepare for the leak investigation?

Note when the leak appears and what the weather was doing. Clear access to the loft. If water is near any fittings, have an electrician check them.

Can a leak be traced on a dry day?

In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Some leaks only show in particular weather, so photos and notes from when it leaks help a lot.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Tell us if there are tanks or pipes in the loft
  • Keep water away from lights and sockets
  • Keep a photo record of the damp patch
  • Catch drips in a bucket and protect the floor

If there are several possible sources, we list them in order of likelihood. We say which items need prompt attention.

Keep the roof space ventilated. Good airflow reduces condensation, which is often mistaken for a leak. Check insulation does not block airflow at the eaves.

What a roof leak investigation looks like in South Warnborough

England has around 10,000 conservation areas and about 500,000 listed buildings. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council. Thatch survives on some older buildings in Hampshire’s villages. Across the South East, older homes tend to have slate or clay tiles, and many later ones concrete tiles. The covering and its details give the first clues when tracing where water is coming from.

Take a building like Robert May's School: on a building that size, finding the source of a drip means looking well beyond the stain. Take an older house close to Church of St Andrew: the leak may come from a chimney, a valley or tired lead rather than the covering itself. Landlords with a home close to Hook station may find that a clear finding on where water gets in helps you brief a roofer straight away.

Honest limits

Some things cannot be seen without opening up the roof, and that sets some limits:

  • A promise to find every leak on a single visit
  • Carrying out the fix
  • Faults hidden behind ceilings or boarding
