Need a roof leak investigation in Everton?

What happens on the day

We look at the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about 1–2 hours on an ordinary house, with bigger or more complicated roofs taking longer. Rural addresses near Everton can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You tell us where the water shows and when it appears.
  2. We check the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, like flashings, valleys, chimneys and gutters.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

How a roof leak investigation works in Everton

Some ‘leaks’ are not leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. If you’ve noticed damp patches next to the stack and water that shows only in certain storms, we can find out what’s behind it, on slate and tile slopes, lead flashings and rooflights and dormers alike.

Somewhere as small as Everton, older roofs have often been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Older walls and timbers hold water for a long time, so it is worth finding the cause soon.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What happens if roof problems are left?

A leak that returns after a repair usually means the real source wasn’t found. We look past the obvious spot and check each likely route. That’s often what breaks the cycle. Where a roof is exposed, as many are in small places like Everton, driving rain gets into any weakness, and damp in older walls is slow to dry out.

When you need someone else

A survey is a close look at the leaking roof, but it can’t do everything. Its limits include:

  • Putting the leak right
  • Leaks from plumbing, tanks or pipework rather than the roof
  • Leaks that only appear in weather we can’t recreate

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. The full list of what we check.

Leaks and storm damage in Everton

The coast is about 2 miles or less from Everton, and being near the sea means more wind and salt than a roof inland would face. In a coastal gale, rain is driven sideways into laps, verges and flashings. A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Different coverings let water in at different points, which shapes where the search starts.

If you let a flat or house near Lymington Town station, a tenant living with a leak needs the cause found, not just the stain painted over. The streets around a church such as St Mary's Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

Everton is about 2 miles south-west of Lymington, in Hampshire. Everton is part of the area we cover and the surrounding area as part of our work across London and South East England. Everton is one of the places in Hampshire we cover for roof leak investigations. Our Southampton page covers surveys nearby.

Roof leak investigations in SO41 work the same way as everywhere else we cover. You will find streets such as Old Christchurch Road, Westfield Gardens and Laburnum Drive, and we cover them all. Neighbouring places we cover for roof leak investigations include Lymore (1 mile south), Milford on Sea (1 mile south), Pennington (1 mile east), Lower Pennington (2 miles east) and Keyhaven (2 miles south-east). Everton questions

Is the coastal weather around Everton hard on roofs?

Yes, coastal weather is harder on roofs: there is more wind, and more salt in the air. Ridges, verges, flashings and fixings are where it usually shows, and Everton is within about 2 miles of the coast.

Will you come out to Everton?

We do. A small place gets exactly the same survey as a big one.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we’ll plan the survey around it.

Can you give me structural calculations?

No. We point out what can be seen, like sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

How quickly is the report sent?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email, ready to forward.

Will you walk on the roof?

Only when it is safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone.

Will you fly a drone over my roof?

Yes, where it applies and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How we price roof leak investigations

All our prices include VAT. What changes the price is:

  • The size of the roof
  • Height and safe access
  • The shape of the roof and its details
  • Extensions, dormers and garages with roofs of their own

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Helping us price your survey

There is no need for technical words. It is enough to tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Anything about access we should know
  • When you need the report by
  • Pictures of the roof from a safe spot, if you have them

Buyers should book once an offer has been accepted, so there’s time to use the report before exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Common roof problems in Everton

When a slate slips or a tile cracks, the underlay takes the water. Old bitumen felt may cope for a while, but it tears and sags with age, and very old roofs may have no underlay at all. On slate roofs, slipping is often caused by corroded nails.

We are often asked to look at:

  • Stains around a skylight
  • Water marks that spread in wet weather
  • Condensation that looks like a leak
  • Water that shows only in certain storms

Take a building like Milford-on-Sea Church of England Primary School: on a building that size, finding the source of a drip means looking well beyond the stain.

Choosing a roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Is VAT included in the price?
  • Whether the inside of the roof is included
  • What the report includes, and whether it has photographs
