Roof leak investigation in Upper Wield

Our job is to find the likely source and tell you. You get a photo-illustrated written report showing the likely entry point and the route the water is taking, plus recommendations on what needs attention. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, while the repair is a separate matter. We survey rooflights and dormers, lead flashings and chimney stacks, and people most frequently book us about a leak that comes and goes with the weather and leaks below a flat extension roof.

For a small place like Upper Wield, the inspection is the same as anywhere: we simply plan the journey and access ahead. Tell us where the water shows, when it appears and anything you’ve noticed outside, plus any earlier repairs. If you have photographs of the water coming in, they help as well.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Wind, rain and roofs in Upper Wield

About 2.2 miles east lies Hall Place, a reminder of how long the area around Upper Wield has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Each of these roof types has its own typical places for water to get in.

What we look for on each type of roof

Flat roof upstands and outlets

Upstands seal the edge of a flat roof where it meets a wall. If it’s too low, cracked or poorly dressed, water gets behind it.

Parapet and box gutters

Linings, joints and outlets are inspected wherever it is safe, and look for signs of past overflowing.

How we price roof leak investigations

Every roof is different, so prices are confirmed before booking. These are the things that affect it:

  • The roof’s overall size
  • Basic, Standard or Premium
  • Features like valleys, chimneys, dormers and parapets
  • If the survey needs thermal imaging or a drone

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. We confirm the price for your roof before you book.

Helping us price your survey

Before you get in touch, it is useful to have:

  • Your timetable, such as an exchange date
  • What kind of property and roof it is
  • How the loft is reached, if there is one
  • Where the property is, with the postcode

Getting a price is simple: just phone 07833 053749 or send us an email, let us know about the property and we will point you to the right survey. The price is agreed up front.

Checking the roof from ground level

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Do you need a roof leak investigation in Upper Wield?

A gutter that overflows can soak a wall and mark the ceiling inside. Parapet and box gutters are the worst for this, because when they block, water backs up and runs inside.

Look out for signs like these:

  • Damp patches next to the stack
  • Wet patches on loft insulation
  • Water coming in around a roof light or dormer
  • Condensation that looks like a leak

The streets around a church such as Church of St James are often among the oldest in a place, and if you own one of the older houses nearby, lead flashings, valleys and old chimneys are typical places for water to get in.

Before you book anyone

  • What follow-up you get after the report
  • Whether any drone flown is registered with the CAA
  • Whether the inside of the roof is included

What a roof survey includes

What happens on the day

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes an hour or two for most houses, and more on a big or complicated roof. Somewhere as small as Upper Wield, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • If you are buying, check with the agent that we can get in
  • Jot down any questions you want answered
  • Show us where any leaks or stains appear

What we can’t see

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Structural calculations (that’s a structural engineer’s job)
  • Putting the leak right
  • Faults hidden behind ceilings or boarding

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer. What our survey covers.

Upper Wield: your questions answered

How do I find out if my home in Upper Wield is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you cover smaller places like Upper Wield?

Yes, Upper Wield is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but we don’t provide calculations or an engineer’s opinion. If one is needed, the report says so.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We check the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Are you insured?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How long does a roof leak investigation take?

Allow about 1–2 hours, more where the leak is intermittent or the roof is large. We’ll give you an idea of timing when you book.

Is it a leak or condensation?

Condensation can look very like a leak. Widespread damp on the underside of the roof in cold weather, with blocked vents, suggests condensation. We check the pattern, take moisture readings and tell you which is more likely.
