How a roof leak investigation works in Shootash
Some ‘leaks’ aren’t leaks at all. In a badly ventilated roof space, condensation can form under the roof and drip, and the stains look much like a leak. Telling the two apart matters, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. We are often asked to look into leaks that appear only in driving rain and water marks that spread in wet weather, on valleys and parapet gutters, flat roof details and rooflights and dormers.
For a small place like Shootash, the inspection is the same as anywhere: the journey and access are just planned in advance. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Checking the roof from the ground
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
The survey, step by step
It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. Most visits take between one and two hours at a typical home; commercial roofs usually need 3–4 hours. In a hamlet or village like Shootash, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- You let us know where the water appears, when, and what the weather was doing.
- We examine the damp area and the rooms near it.
- From the roof space, we trace the water’s route where there is safe access.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from each safe vantage point.
- We email a written report showing where the water most likely gets in.
How to prepare
- Keep pets in another room
- Point out any leaks or damp patches
- Mention any parking restrictions on your street

Honest limits
In fairness, a roof survey has limits:
- A structural engineer’s report
- Putting the leak right
- An intermittent leak that shows no trace on the day
If in doubt, call 07833 053749 or drop us an email and we will point you to the right survey before booking. What a survey covers and doesn’t.
What this survey covers
- Slate and tile slopes
- Rooflights and dormers
- Flat roof details
- Chimney stacks
- Valleys and parapet gutters
- Lead flashings
- The roof space
Why it’s worth a survey now in Shootash
Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. An investigation now gives you time to plan the work. For an older or listed building in a place like Shootash, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Tips from our surveys
These tips come from what we see on roofs every week:
- Check the loft is accessible
- Put a bucket under the drip and move valuables
- Record whether it leaks in every downpour or only some
- Take dated photos of the leak
If the leak turns out to be condensation, the report says so, and suggest how the loft space could be better ventilated. That avoids roof work that wouldn’t help.
After a downpour, look in the loft space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Photograph anything new.

What a roof leak investigation looks like in Shootash
A number of Hampshire villages keep thatched roofs on their older buildings. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in. The wider area around Shootash has a long history of building, with Mottisfont Abbey about 3 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
The streets around a church like Church of All Saints are frequently among the oldest in a place, and if your home is one of the older ones nearby, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you own a rental within reach of Romsey station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
Shootash is about 3 miles west of Romsey, in Hampshire. Roofs in Shootash get the same thorough look as anywhere else in Hampshire. Our Hampshire coverage includes Shootash. You can also see our page for Southampton.
