Useful tips for Hambledon property owners

Here are a few things we’d tell any owner, before and after a survey:

  • Don’t climb onto the roof to look
  • Have an electrician check any wet fittings
  • Write down the wind direction and rain when it leaks
  • Let us know what has already been tried

Keep the report after the work is done. If the leak returns, it’s a useful record of what was found, which makes the next step quicker.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.

Roof leak investigation in Hambledon

Our job is to find the likely source and tell you. You get a photo-illustrated written report showing the likely entry point and the route the water is taking, and recommends what should be done. It gives any roofer a clear brief. The investigation finds and explains the cause, and the repair itself is a separate job. We survey valleys and parapet gutters, rooflights and dormers and slate and tile slopes, and people most often book us about water marks that spread in wet weather and drips from nail tips in a cold loft.

Somewhere as small as Hambledon, older roofs have often been repaired many times. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step

The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes between one and two hours at most homes, and about three to four hours for a commercial roof. Older roofs in small places like Hambledon can have low, tight loft spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

For landlords and managing agents

Letting agents can arrange access with tenants. Surveys run on weekdays and at weekends, which can make access easier.

Landlords and agents in Hambledon book surveys as well as homeowners. A written report with photos gives you a clear record of the leaking roof, useful for planning maintenance.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

How we price roof leak investigations

All our prices include VAT. The things that change the price are:

  • Basic, Standard or Premium
  • House, block, shop or office
  • The height of the building and how the roof can safely be seen
  • How big the roof is

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, inc. VAT. We’ll tell you which package suits the questions you have.

What we need to know

To price your survey accurately, we will ask about:

  • Your timetable, such as an exchange date
  • The kind of building and roof involved
  • Any photos you have, taken from the ground or a window
  • The address and postcode of the property

Our price is from £150, including VAT. The exact figure depends on the roof and the package, and you can phone 07833 053749 or email us to find out.

Hambledon roofs and the weather

Thatch survives on some older buildings in Hampshire’s villages. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Knowing the roof type helps narrow down where water may be getting in. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

If you live in an older home near Church of St Peter and St Paul, water on an older roof tends to find its way in at the lead, the valleys or the chimney. For site and facilities teams at buildings such as Hambledon Primary School, tracing a leak on a big roof starts with where the water appears and works back.

Hambledon questions

Is Hambledon in the area you cover?

We do. The survey and report are the same in Hambledon as anywhere else, and visits run on weekdays and weekends.

Is my home in Hambledon listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Will you go up on the roof?

Not always. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable, and the report records anything we couldn’t see.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

How long does the visit take?

It usually takes between one and two hours for most homes, though a hard-to-trace leak can take longer. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Does the investigation include the repair?

A leak investigation finds and reports the likely source. The repair isn’t part of it. You get a report with photos showing where the water is getting in and what needs attention, which whoever carries out the work can follow.

What this survey cannot tell you

In fairness, a roof survey has limits:

  • An intermittent leak that shows no trace on the day
  • Whether rotten timbers meet design loads
  • Putting the leak right
