About our roof survey in Hambledon

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where it applies. Every package includes a written report. If you’ve noticed flashings that have come away from the wall and torn or sagging underlay, a survey will tell you what’s going on.

In a village or hamlet like Hambledon, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.

For site and facilities teams at buildings like Hambledon Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.

Hambledon questions

Do you cover Hambledon?

We do. Every survey there gets the same written report with photographs.

Do you cover smaller places like Hambledon?

Yes, Hambledon is covered. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.

How long does the visit take?

On site, it normally takes about one to two hours at most homes, with bigger or more complicated roofs taking longer. Report times depend on the package.

Can you check whether my roof contains asbestos?

No. Asbestos was banned in UK construction in 1999, so older buildings may have it. Our report notes any materials that might, and a specialist asbestos surveyor should check them.

Do you give a life expectancy for the roof?

Not as an exact number, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and South East England.

What affects the price in Hambledon

All our prices include VAT. The things that change the price are:

  • Building height and the viewpoints available
  • The number of roofs, including extensions and garages
  • The type of building, from a house to a block or an office
  • If the survey needs thermal imaging or a drone

A Basic Survey starts from £150, with VAT included. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You will know the price for the job before booking.

What we need to know

A little information up front helps. It’s useful to include:

  • What kind of property and roof it is
  • Any stains, drips or damp patches you’ve seen indoors
  • When you need the report by
  • Where the property is, with the postcode

To arrange a survey, ring 07833 053749 or send us an email with the address and what you’d like to know about the roof. You will know the price before anything is booked.

Tips from our surveys

There is plenty you can do without going near the roof. Here’s what helps most:

  • Photograph stains when they appear
  • Move stored items away from the loft hatch
  • Include dormers, porches and garages when you book
  • Have details of recent roof work to hand

Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It is a chance to ask questions about anything in the report.

Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.

How the survey works

It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit typically takes about 1–2 hours on an ordinary house; commercial roofs usually need 3–4 hours. Around Hambledon, older homes can have small or awkward roof spaces, so it’s useful to know whether there is a loft hatch and how easy it is to reach. We only go where it is safe.

  1. We start by hearing what you’d like checked and why.
  2. A visit is booked for a weekday or a weekend.
  3. We inspect from ground level, from windows, from the roof space and from the roof where safe.
  4. Every part of the roof is checked and photographed.
  5. We email a written report with photos and recommendations.

Before the survey

  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets in another room
  • Gather any invoices or paperwork from past roof work

Honest limits

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s under the slates, tiles or felt
  • Structural calculations (that’s a structural engineer’s job)
  • Asbestos testing of any kind

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Natural slate
  • Flat roofs
  • The roof space
  • Lead flashings
  • Chimney stacks
  • Clay and concrete tiles
  • Ridges, hips and valleys

Signs you need a roof survey in Hambledon

Not every roof problem comes from outside. Poor ventilation lets condensation build up in the loft, and the damp gets into timbers and insulation. It is often mistaken for a leak.

It is worth booking a survey if you’ve seen:

  • Ponding, splits or blisters on flat roofs
  • Water stains on rafters and ceiling joists
  • Crumbling chimney pointing or cracked flaunching
  • Gutters that overflow in heavy rain

The streets around a church such as Church of St Peter and St Paul are frequently among the oldest in a place, and if your home is one of the older ones nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
