Roof surveys for homes and businesses in Anthill Common
Most houses have more than one roof to look at. Rear extensions, dormers, porches and garages frequently have flat roofs. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We survey chimney stacks, clay and concrete tiles and flat roofs, and the problems we are asked to look at most are gaps in the roof where coverings have gone and standing water on a flat roof.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Different roofs, different checks
Lead flashings and valleys
Lead-lined valleys and gutters are common on older homes. Worn or split lead lets water straight in.
Flat roof coverings
Repeated coatings can hide what’s underneath. We say what we can see and when a closer look would need opening up.
Common questions in Anthill Common
Is my home in Anthill Common listed or in a conservation area?
Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.
Can a landlord with a rental near Portchester station book a roof survey?
Yes, rented property is part of what we cover. Just ring 07833 053749 or use the contact form and let us know about the building, including who will give access on the day.
Will you check the loft?
Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft can’t be reached safely, the report says so.
Will you climb onto the roof?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. The Premium Survey adds a drone where applicable.
What does a roof survey include?
We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, plus the loft space where there’s safe access. The report includes photos and recommendations.
Will the report say how many years my roof has left?
Not as an exact number, since the fixings, underlay and maintenance all play a part. What we do is explain the roof’s condition and what to deal with first.
How long does the visit take?
On site, it usually takes about one to two hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
What we cannot see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- A structural engineer’s report
- Asbestos testing of any kind
- How the roof will behave in every kind of weather
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before you book. What a survey covers and doesn’t.

Roofs, chimneys and gutters in Anthill Common
Anthill Common is within about 5 miles of the coast, and places near the sea get more salt in the air and more wind than inland. Near the sea, metal fixings wear faster and loose pieces on a roof are more likely to lift, while driving rain finds any gap. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
If you own one of the older houses in the streets near Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you let a flat or house near Portchester station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

What happens on the day
We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take an hour or two for most homes, depending on how many separate roofs there are. Rural addresses near Anthill Common can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a report with photos and recommendations.
Preparing for the visit
- Mention any parking restrictions on your street
- Leave side gates unlocked
- If it is not your property yet, arrange access through the agent

Advice
Should I look at the roof myself first?
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.
How we price roof surveys
Several things affect the price of a survey:
- Roof area
- Any need for thermal images or a drone flight
- The height of the building and how the roof can be seen safely
- The shape of the roof and its details
There are three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.
What to tell us when you get in touch
We will usually ask about:
- Anything about access we should know
- Photos of the roof, taken safely from the ground or a window
- The property’s address and postcode
- The style of property, from a terrace to a block
Most bookings start with a short call: ring 07833 053749 or email us and we will ask a few questions about the roof. You’ll have a price before anything is arranged.
Tips that help
Here are a few things we’d tell any owner, before and after a survey:
- Don’t climb onto the roof yourself
- Make sure we can open the loft hatch
- Find records of any re-roofing or repairs
- Mention any damp patches as you book
If you need work done, the report gives roofers a clear brief. The photos show what we found and where, which makes quotes easier to compare.
Plan a roof survey every few years, or sooner after severe weather. Routine surveys pick up wear before it leaks. Compare each report with the last.
