Roof leak investigations for homes and businesses in Lovedean
Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. We survey flat roof details, valleys and parapet gutters and the roof space, and the problems we are asked to look at most are water through the ceiling under a flat roof and leaks at a dormer or roof window.
Being in a small place like Lovedean makes no difference to how a leak or storm damage is looked at: the journey and access are just planned beforehand. It is useful to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. Photographs of the stain and of the roof from outside are helpful too.
The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

What you can safely check yourself
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
Signs you need a roof leak investigation in Lovedean
A chimney stack has a good many places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. The damp may appear on a chimney breast, a ceiling or in the loft.
These are some of the problems a survey can pick up:
- Damp patches next to the stack
- Leaks that appear only in driving rain
- Leaks at a dormer or roof window
- Brown rings on upstairs ceilings
Landlords with a home close to Rowlands Castle station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.
Questions to ask before booking
- How soon the report will arrive
- What the survey will not cover
- Whether you can ask questions once you have the report
- Which parts of the roof they’ll actually see
What a roof leak investigation looks like in Lovedean
Lovedean is within about 5 miles of the coast, and being near the sea means more wind and salt than a roof inland would face. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather. Thatch survives on some older buildings in Hampshire’s villages. In this part of the South East, older roofs are mostly slate or clay tile and many newer ones concrete tile. Knowing the roof type helps narrow down where water may be getting in.
For site and facilities teams at buildings such as Woodcroft Primary, a leak through a large roof is often found some distance from where the water shows inside.
Lovedean is about 1 mile west of Horndean, in Hampshire. Roofs in Lovedean get the same thorough look as anywhere else in Hampshire. Our area takes in places right across Hampshire, from the larger towns to small villages. There is also a page for Portsmouth.

The survey, step by step
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. A typical survey takes about 1–2 hours for a house, or half a day or so for a commercial building. Rural addresses near Lovedean can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.
- You tell us where the water appears, when, and what the weather was doing.
- Inside, we look at the stain and the ceiling around it.
- From the loft space, we trace the water’s route where there is safe access.
- We inspect the likely entry points outside, from the ground, windows and the roof where safe.
- We email a written report showing where the water most likely gets in.
Before the survey
- Make sure we can get to the back of the property
- Tell us about parking before the day
- Have any paperwork from past roof work to hand

Advice
Roof by roof
Slate and tile slopes
On slate roofs, corroded nails let slates slip. Even a single gap can let water in.
Lead flashings
Water from a failed flashing can travel down the wall or along a rafter. That’s why we check the flashings near a stain, not just the one directly above.
What a roof leak investigation does not cover
It is a careful look at the leaking roof, not the whole story. Its limits include:
- Whether rotten timbers meet design loads
- An intermittent leak that shows no trace on the day
- Water from pipes, tanks or heating systems
If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.
What this survey covers
- Slate and tile slopes
- The roof space
- Valleys and parapet gutters
- Flat roof details
- Lead flashings
- Chimney stacks
- Rooflights and dormers
What a survey costs
Several things affect the price of a survey:
- The shape of the roof and its details
- How tall the building is and how easy the roof is to see
- The roof’s overall size
- Extensions, dormers and garages with roofs of their own
Roof leak investigation starts from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.
What we need to know
A little information up front helps. Please include:
- Your timetable, like an exchange date
- Whether there is a loft hatch, a shared roof or tricky access
- The reason for the survey, such as buying, a leak or storm damage
- The property’s address and postcode
Photos help, if you have them. Take them safely from ground level or a window, and please do not climb up for a closer look. To get started, phone 07833 053749 or send us an email.

Your questions about roof leak investigations in Lovedean
How do I find out if my home in Lovedean is listed?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Is Lovedean within the area you cover?
Yes. Lovedean is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.
Which days do you carry out surveys?
Surveys run on any day of the week. To arrange a date, call 07833 053749 or email us.
Why is not the leak directly above the stain?
Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Tracing that path is the heart of a leak investigation.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.
What do I do with the report?
You will get the report by email, with photographs and clear recommendations. With Standard there is a follow-up consultation; with Premium, an in-person consultation, so you can talk the findings through.
Do you use thermal imaging to find leaks?
It can, when the conditions are right. It works best after a sunny day, with a dry roof surface and little wind. Damp areas can hold heat differently from dry ones. We always check what it shows with moisture readings.
