Roof leak investigations for homes and businesses in Rogate

Some ‘leaks’ are not leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, leaving marks that look just like rainwater. Knowing which it is means the right fix can be done, because they need very different work. We check the pattern of damp, the weather and the ventilation before reaching a view. If you are worried about damp ceilings under a flat roof and brown rings on upstairs ceilings, a survey will tell you what’s going on.

In a village or hamlet like Rogate, older cottages and farmhouses often have roofs that have been patched over many years. That makes it hard to tell new damage from old wear, and the difference matters, particularly to an insurer. The report says what was seen and what it points to. Damp in old walls and timbers is slow to dry, so the sooner the cause is found the better.

What you get is a clear record of the leaking roof on the day we saw it. It is useful right away, and a good reference for later, such as when you want to compare after future work.

Different roofs, different checks

Lead flashings

Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.

Valleys

A valley leak can appear well away from the valley inside. From inside the loft space, we follow the water’s route back.

What happens on the day

The visit has one job: to look at the leaking roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It normally takes an hour or two for a house; commercial roofs usually need 3–4 hours. Older roofs in small places like Rogate can have low, tight loft spaces, so let us know about the loft hatch and any ladder. We only go where it is safe.

  1. You get in touch with details of the leak and any photos.
  2. We check the stain, the ceiling and the loft above it.
  3. Outside, we check every likely route in.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. You receive a written report with photos showing the likely source and what needs attention.

Advice

Rogate questions

Does a conservation area affect roof work in Rogate?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Rogate?

Yes, Rogate is within the area we cover. Our area covers London and the South East. You can call 07833 053749 or email us with the address and some details, and we will talk through which survey suits.

How much is a survey?

Prices start from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

What happens next?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Can you inspect my roof with a drone?

Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Do you climb onto every roof?

Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Can you trace a leak in dry weather?

Normally, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

Roof leak investigations in Rogate: local notes

The wider area around Rogate has a long history of building, with Uppark about 4.1 miles south-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. A number of Hampshire villages keep thatched roofs on their older buildings. Slate and clay tile are the usual coverings on older South East houses, with concrete tiles on many later estates. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

The streets around a church such as The Parish Church of St Bartholomew are often among the oldest in a place, and if yours is one of the older homes nearby, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks. Landlords with a home close to Liss station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What we can’t see

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Defects hidden under coverings or inside walls without opening up
  • Carrying out the fix
  • An intermittent leak that shows no trace on the day

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

Landlord and commercial surveys in Rogate

If you own several properties, you can book surveys for several addresses. To arrange surveys for several addresses, call 07833 053749 or use the contact form with the addresses.

An agent can book and manage the survey for a landlord, and the report can go to both. We agree a time with the tenant beforehand.

Do you need a roof leak investigation in Rogate?

A gutter that overflows can soak a wall and mark the ceiling inside. Parapet and box gutters are the worst for this, since a blocked outlet sends water over the lining and into the building.

A survey can pick up problems such as:

  • A leak that comes and goes with the weather
  • Drips from nail tips in a cold loft
  • Damp patches next to the stack
  • Wet patches high on an inside wall

Anyone responsible for a site like Rogate CofE Primary School will know that tracing a leak on a big roof starts with where the water appears and works back.

Questions to ask before booking

  • How they plan to inspect the roof safely
  • What happens after the report arrives
  • How much experience they have with roofs like yours
  • When you’ll get the report

What to expect from a roof survey

Can I check my roof myself?

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.
