Pre-purchase roof survey in Rogate: what you get
A RICS Level 2 or Level 3 survey covers the whole building, and the roof is only one part of it. We do not offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photographs of what we find and written recommendations. You can have both if you want the fullest picture. We survey gutters and downpipes, clay and concrete tiles and the roof space, and people most frequently book us about damp timbers or stains in the loft and standing water on a flat extension roof.
Somewhere as small as Rogate, older cottages, farmhouses and converted buildings often sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to, with the urgent items made clear.

Should I look at the roof myself first?
What you can’t do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in, using safe viewpoints and a drone where it applies.
During heavy rain, look at the gutters from the ground or a window. Overflowing water can point to a blockage or a sagging run.
Rogate: your questions answered
Do you carry out roof surveys in Rogate?
We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Will you come out to Rogate?
Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned beforehand.
Which days do you carry out surveys?
We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or email us.
How soon is the report ready?
Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photos.
Should I get a roof survey as well as a RICS home survey?
That depends on how much you want to know about the roof. Home surveys sometimes suggest a closer look at the roof, and that is where a roof survey helps. It does not stand in for a RICS survey.
Can I take the findings back to the seller?
Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.
Does the weather affect the survey?
Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
What we do, step by step
The visit has one job: to see as much of the roof as can be seen safely and record it clearly. Notes and photos go into the written report. It typically takes about one to two hours on an ordinary house, and longer for a large or complex roof. In a small place like Rogate, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- You book once your offer is accepted and let us know the address and your timetable.
- We arrange access with you, the agent or the seller.
- We inspect the roof from the ground, windows, the loft and the roof itself where it is safe.
- We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
- You receive a written report with photos and recommendations to read before exchange.
Preparing for the visit
- Show us where any leaks or stains appear
- Tell us where we can park nearby
- If you’re buying, let the agent know when we are coming

Practical tips
A few practical points come up again and again on our surveys. They apply to most roofs:
- Let us know your timetable
- For a flat, check who is responsible for the roof
- Ask the agent to make sure the loft hatch can be opened
- Give your solicitor a copy of the report
If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, which makes quotes easier to compare.
Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Photos help if you later need a roofer or another survey.
What we’re asked to look at in Rogate
Viewings rarely include a proper look at the roof. You walk round the rooms, but the roof stays out of sight, and a quick glance from the street misses a lot. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.
Signs worth acting on include:
- Loose pots and cracked flaunching
- Ponding, blisters or splits on a flat roof
- Slipped or missing slates and tiles
- Flashings that have lifted or split
Take an older house close to The Parish Church of St Bartholomew: a survey will show how the roof has been repaired before, which helps you judge what’s coming.
Questions to ask before you book
- Whether you can ask questions once you have the report
- Which viewpoints they use to see the roof
- Whether they hold professional indemnity and public liability insurance
- What experience they bring

What a pre-purchase roof survey looks like in Rogate
A number of Hampshire villages keep thatched roofs on their older buildings. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. For a purchase or a newly finished roof, the materials decide which details matter most. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
Uppark, about 4.1 miles south-west, is one of the historic houses in the wider area around Rogate. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you let a flat or house near Liss station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What happens if roof problems are left?
Once you exchange, the roof’s problems become yours. Before it, you still have choices. A survey after you’ve moved in tells you the same things, but with far less room to act on them. Outbuildings and barns around Rogate are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400, both including VAT. You’ll know the price for the job before booking.
