Roof leak investigation in Frithend

Leaks tend to begin where one part of a roof meets another. Common entry points include chimney and wall flashings, valleys, parapet and box gutters, and the upstands and outlets on flat roofs. Each of these is checked in turn and we follow where the evidence leads. Every chimney, dormer and roof light adds more joints to check. Each one is looked at from wherever it’s safe to see it. We survey the roof space, slate and tile slopes and lead flashings, and people most often book us about brown rings on upstairs ceilings and drips in the loft during heavy rain.

Roofs in small places like Frithend frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Frithend roofs and the weather

With Farnham Castle about 4.8 miles north-east, Frithend sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Some Hampshire villages still have thatched roofs. Older houses in the South East often have slate or clay tile roofs, while many later estates have concrete tiles. Different coverings let water in at different points, which shapes where the search starts.

Take an older house close to The Church Of The Good Shepherd: the leak may come from a chimney, a valley or tired lead rather than the covering itself.

Frithend is about 4 miles south-west of Farnham, in Hampshire. We survey roofs in Frithend and the rest of Hampshire. Frithend is one of the towns and villages in Hampshire where we work. Our Guildford page covers surveys nearby.

Frithend: your questions answered

Do you cover smaller places like Frithend?

Yes. Frithend is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Does a conservation area affect roof work in Frithend?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.

Why does not the damp patch line up with the hole?

Because water travels. It can follow a timber or the underlay a long way first, so the entry point is often well away from the mark. We follow the route back instead of guessing.

Can every leak be traced?

Not always, and we will be honest about that. Water can travel a long way, and some leaks only show in particular storms. If we can’t be sure, the report ranks the possible sources.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.

How long will you be at the property?

The visit normally takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. We’ll give you an idea of timing when you book.

How much does a roof leak investigation cost in Frithend?

Our price is from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

Rented homes, blocks and businesses

Letting agents can arrange access with tenants. We survey seven days a week, which can make access easier.

Businesses and commercial landlords can book us too. Larger roofs take longer.

What we are asked to look at in Frithend

Every flat roof covering has a working life. Felt often lasts around 15 to 20 years, and splits, blisters and lifting laps let water in. Upstands and outlets are common weak points.

Things that frequently lead to a survey include:

  • Stains around a skylight
  • Drips in the loft during heavy rain
  • Staining around the chimney inside
  • Condensation that looks like a leak

If you own a rental within reach of Bentley (Hampshire) station, a clear finding on where water gets in helps you brief a roofer right away.

What’s in a roof survey

What affects the cost of roof leak investigations

Survey packages start from £150, inc. VAT. The price for your roof depends on:

  • The roof’s overall size
  • Whether it’s a home or a commercial building
  • The shape of the roof and its details
  • Which survey package you book

Prices start from £150, with VAT included, for a Basic Survey. Standard is from £250 and Premium from £400. You’ll know the price for the job before booking.

Helping us price your survey

A few details help us suggest the right survey and price. When you contact us, tell us:

  • Any stains, drips or damp patches you’ve seen indoors
  • Pictures from the garden or a window, if you have them
  • The property’s address and postcode
  • Whether there is a loft hatch, a shared roof or tricky access

Booking is simple: just phone 07833 053749 or email us, let us know about the property and we’ll recommend the right survey. We confirm the price before anything is booked.

Before and after the survey

Over many surveys, some simple habits stand out as worth the effort:

  • Clear the loft hatch so we can get in
  • Note the weather when the leak shows
  • Leave roof access to professionals
  • Do not touch fittings that water is reaching

Keep the report after the work is done. If the leak returns, it’s a useful record of what was found.

Keep gutters, valleys and outlets clear, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

DIY checks: what’s safe

Your own check is a good start, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

How it works

Every roof is different; as a rough guide, the survey takes roughly 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. You’re welcome to ask questions while we are there. In a hamlet or village like Frithend, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with what you’ve seen: where the stain is and when it gets worse.
  2. We look at the stain, the ceiling and the loft above it.
  3. We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
  4. We use moisture detection, and thermal imaging where it’s useful.
  5. Your report sets out where the water is most likely getting in, with photos and recommendations.

Before we arrive

  • Show us where any leaks or stains appear
  • Move anything stored under the loft hatch
  • Make sure we can get to the back of the property
