Roof leak investigations in Batt's Corner

Should I look at the roof myself first?

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.

How a roof leak investigation works in Batt's Corner

A leak that comes and goes can be the hardest to pin down. Driving rain from one direction, melting snow or a gutter that overflows in a downpour can all set it off. Telling us when it happens helps a lot and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture readings show where materials are still wet. If you’ve noticed brown rings on upstairs ceilings and drips in the loft during heavy rain, a survey will tell you what’s going on, whatever the roof.

Roofs in small places like Batt's Corner frequently stand in the open, where storms hit ridges, verges and chimneys hardest. Once water gets into older walls, it takes a long time to dry, which makes finding the cause quickly worthwhile. A written record also helps if you need to explain it to anyone else.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, with the urgent items made clear.

What we look for on each type of roof

Parapet and box gutters

Some older terraces have a butterfly roof with a valley gutter in the middle. If that gutter or its outlet fails, water can come through the top-floor ceiling.

Valleys

A valley takes the rain from both sides of the roof. Split lead, cracked linings or slipped tiles let water in.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, photograph what we find and record our findings for the written report. It usually takes between one and two hours for most homes, though a hard-to-trace leak can take longer. Somewhere like Batt's Corner needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Batt's Corner roofs and the weather

With Farnham Castle about 4 miles north, Batt's Corner sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Where water gets in depends a good deal on what the roof is made of and how it is detailed.

For landlords with property near Bentley (Hampshire) station, a clear finding on where water gets in helps you brief a roofer right away. The streets around a church such as The Church Of The Good Shepherd are often among the oldest in a place, and if your home is one of the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Questions from Batt's Corner

Is Batt's Corner within the area you cover?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Is Batt's Corner in the area you cover?

Yes. Our area covers London and the South East, and Batt's Corner is part of that. You can ring 07833 053749 or drop us an email with the address and a few details, and we will talk through which survey suits.

Can thermal imaging help find my roof leak?

We use thermal imaging where it helps, and it’s part of the Premium Survey. It picks up temperature patterns rather than water, so we confirm its findings with moisture readings.

What happens after the survey?

You’ll receive the report by email, and what you do next is up to you: use it with a seller, an insurer, a roofer or a managing agent.

How do I arrange a roof leak investigation in Batt's Corner?

Just call 07833 053749 or send us an email. After a few questions, we confirm the price and fix a day.

Why is the stain in a different place from the leak?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Tips that help

Getting the most from a roof leak investigation starts before we arrive and carries on afterwards. Some tips:

  • Do not climb onto the roof to look
  • Write down the wind direction and rain when it leaks
  • Let us know about any past repairs to the roof
  • Take dated photos of the leak

We email the report to you. It sets out where we believe the water is getting in, how it’s travelling and what needs attention. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Have flashings and flat roofs looked at every few years. Flashings, valleys and flat roof details are frequent weak points, and wear is easier to deal with before water gets in.
