Roof leak investigations in Wishanger Common

How it works

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photographs as we go and make notes for the report. Most visits take an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere as small as Wishanger Common, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. We inspect the likely entry points outside, from ground level, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • Make a note of anything you’d like us to look at
  • Have keys ready for side gates, garages or roof access doors
  • Clear the way to the loft hatch

Advice

About our roof leak investigation in Wishanger Common

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that do not drain. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath to narrow it down. Flat roofs over extensions, garages and dormers are frequent sources of leaks. An ageing felt roof is a frequent culprit. We’re often asked to look into drips in the loft during heavy rain and ceiling stains that grow after rain, on valleys and parapet gutters, flat roof details and the roof space.

Being in a small place like Wishanger Common makes no difference to how a leak or storm damage is looked at: the journey and access are just planned in advance. Let us know where the water shows, when it appears and anything you’ve noticed outside, along with any repairs done before. Photos of the stain and of the roof from outside are helpful too.

The report doesn’t just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Can I check my roof myself?

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Tips that help

You do not need to be a roofer to help. Here’s what helps most:

  • Keep a photo record of the damp patch
  • Leave roof access to professionals
  • Record whether it leaks in every downpour or only some
  • Let us know what has already been tried

Keep the report after the work is done. If water appears again, it shows what was found before, which makes the next step quicker.

Do not block the vents at the eaves. Air movement keeps condensation down, and condensation is a common false alarm. Make sure insulation doesn’t block airflow at the eaves.

Common roof problems in Wishanger Common

Chimneys can let water in by several routes. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the loft space.

Common reasons to book include:

  • Water coming in around a roof light or dormer
  • Wet patches high on an inside wall
  • Water dripping from rafters or underlay
  • Condensation that looks like a leak

Trees in and around The Flashes shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Questions to ask before booking

  • How long they’ve been surveying roofs
  • Whether the roof space is looked at, where there is one
  • What happens after the report arrives
  • How they’ll see the roof: from the ground, the loft, the roof or by drone

What’s in a roof survey

Your questions about roof leak investigations in Wishanger Common

How do I find out if my home in Wishanger Common is listed?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Wishanger Common?

We do. A small place gets exactly the same survey as a big one.

Can every leak be traced?

We cannot promise to find every leak on one visit. Most leave clues we can follow, but some only appear in certain weather. The report sets out what we found and the most likely routes.

Do you carry professional indemnity insurance?

We hold professional indemnity and public liability insurance.

Will you check the loft?

Where it is relevant to the survey and there is safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.

Will you photograph what you find?

Yes, every report has them. Pictures sit next to the findings they show.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Let us know about it as you book and we will explain what’s needed.

For landlords and managing agents

We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the leaking roof, with photographs.

Landlords, agents and building managers in Wishanger Common and across Surrey can book any of our surveys. To discuss a property or a block, phone 07833 053749 or use the contact form.

What this survey can’t tell you

Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Water from pipes, tanks or heating systems
  • The repair itself (the investigation finds and reports the cause)
  • What’s under the covering or behind the plaster

If in doubt, phone 07833 053749 or send us an email and we’ll recommend the right survey. What our survey covers.

What a roof leak investigation looks like in Wishanger Common

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the roof type helps narrow down where water may be getting in. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

If you own one of the older houses in the streets near St John the Evangelist, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you let a flat or house near Bentley (Hampshire) station, a clear finding on where water gets in helps you brief a roofer straight away.
