Pre-purchase roof surveys in Wishanger Common

About our pre-purchase roof survey in Wishanger Common

The roof is one of the most expensive parts of a home to repair, and one of the hardest for a buyer to see. A pre-purchase roof survey looks at it closely before you are tied in. We check the coverings, ridges, valleys, flashings, chimneys and gutters, and the loft space where it’s safe to get in. The findings come in a written report with photos. We survey chimney stacks, gutters and downpipes and lead flashings and valleys, and the problems we are asked to look at most are damp timbers or stains in the loft and worn or lifted lead flashings.

For a small place like Wishanger Common, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them when you book. Buyers and owners of new roofs get the same approach as anywhere. Weekday and weekend visits are both available.

You receive the findings by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

FAQs for Wishanger Common

Do you cover Wishanger Common?

Yes, Wishanger Common is one of the places we work. The survey and report are the same in Wishanger Common as anywhere else, and visits run on weekdays and weekends.

Do you cover smaller places like Wishanger Common?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It works alongside a home survey.

How long will you be at the property?

It typically takes about one to two hours for a house, and more on a big or complicated roof. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.

At what stage of buying should I get the roof surveyed?

Book as soon as your offer is agreed. You need the report before you exchange, while you can still ask questions and negotiate.

Do you go up on the roof?

When conditions and the roof make it safe, yes. We also inspect from ground level, upper windows and the roof space.

How many surveys have you done?

More than 5,000 surveys over 20+ years.

Tips that help

A little preparation and a few simple habits help, both for the survey and for the roof itself. Some pointers:

  • Ask for loft access on the day
  • Check the lease for roof repair responsibilities
  • Let us know your exchange date when you book
  • Give your solicitor a copy of the report

You may want to pass the report to your solicitor or conveyancer so they can raise enquiries with the seller’s side. It can prompt questions about past roof work and any paperwork for it.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.

Why it is worth a survey now in Wishanger Common

Small roof defects let water in slowly. Damp can spread into timbers and ceilings before anyone sees a mark. Finding the cause at the survey stage lets you deal with it as soon as you move in. Older and listed buildings around Wishanger Common may need consent and matching materials for repairs, so leaving a defect until it’s urgent leaves less time to plan.

Can I check my roof myself?

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

How the survey works

Photos are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for most houses; commercial roofs usually need 3–4 hours. Older roofs in small places like Wishanger Common can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Getting ready for the survey

  • Have any paperwork from past roof work to hand
  • Move anything stored under the loft hatch
  • Unlock side gates and any roof access doors

Getting a price

If you are buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Wishanger Common homes and their roofs

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

If you live in an older home near St John the Evangelist, the roof may have had decades of patch repairs, and the survey shows where they are. If you let a flat or house near Bentley (Hampshire) station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Different roofs, different checks

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.

Chimney stacks

Our chimney check is a visual one, not a flue, gas or sweep inspection. If a flue needs testing, we’ll suggest who to ask.
