Rented homes, blocks and businesses

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we’ll plan the visit with that in mind.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work with less disruption.

Pre-purchase roof survey in Arford

Buying a flat brings its own roof questions. The lease decides who looks after the roof, and that is often not the individual flat owner, with costs frequently passed on through the service charge. We inspect what access allows us to see safely, and the report gives you clear points to raise with your solicitor or the managing agent. Where the building has a flat roof, it’s checked as far as access allows. Common reasons to book are flashings that have lifted or split and cracked flaunching or crumbling chimney pointing, on lead flashings and valleys, clay and concrete tiles and the roof space.

In a village or hamlet like Arford, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Whether you’re buying or have just had a roof replaced, each material has its own checks, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Arford: your questions answered

Is Arford in the area you cover?

Yes, Arford is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you cover smaller places like Arford?

Yes, Arford is covered. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Will you climb onto the roof?

Only where it’s safe to do so. Much of the inspection is done from ground level, from windows and from the roof space. On Premium, a drone is used where applicable.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

Does someone need to be in?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we will agree the details as you book.

Will you need to get into the loft?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If we cannot get in, the report says so.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing aren’t part of what we do. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them.

How the survey works

Every roof is different, but as a rough guide the survey takes an hour or two at a typical house, with time for the loft where it can be reached. If you have questions on the day, just ask. Rural addresses near Arford can be hard to find from a postcode alone, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. We inspect the roof from the ground, windows, the loft and the roof itself where it’s safe.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. We email a written report with photos and recommendations, ready for you to use before exchange.

Before we arrive

  • Keep pets inside or away from the areas we are looking at
  • Have keys ready for side gates, garages or roof access doors
  • Tell us about parking before the day

How to book

Most bookings start with a short call: call 07833 053749 or drop us an email and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Advice

Tips from our surveys

Getting the most from a pre-purchase roof survey starts before we arrive and carries on afterwards. Tips:

  • Pass the findings to your conveyancer
  • Check the lease for roof repair responsibilities
  • Ask the seller about past roof repairs
  • Check we will be able to get into the roof space

After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photographs to compare against later. The Premium Survey includes a 12-month follow-up to see how things have changed.

Check the roof from the garden and the street after a storm. Pieces of slate or tile in the garden mean something has moved. Small repairs done quickly stop bigger problems later.

Do you need a pre-purchase roof survey in Arford?

Blocked or leaking gutters do damage that isn’t obvious at first. Overflowing water soaks walls and can rot the timber behind. Hidden gutters behind parapets or in roof valleys can send water indoors. We check them as part of the survey.

It’s worth booking a survey if you’ve seen:

  • Gutters that overflow or drip at the joints
  • Old water stains in the loft space
  • Slates or tiles that have slipped or gone
  • Bitumen or mortar used in place of proper repairs

The streets around a church like Church of All Saints are frequently among the oldest in a place, and if yours is one of the older homes nearby, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges.

Before you book any roof surveyor

  • How they plan to inspect the roof safely
  • Will they check the loft as well as the outside?
  • Is VAT included in the price?
  • Whether you get a written report with photos

What a roof survey includes

What you can safely check yourself

Your own check is a good start, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.

It’s useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry and it will help the survey.

How we price pre-purchase roof surveys

When we price a survey, we consider:

  • Which survey package you book
  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • The height of the building and how the roof can safely be seen

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all with VAT included. What your roof costs depends on its size, access and what you want to find out.

Helping us price your survey

What helps most when you contact us:

  • Pictures from the garden or a window, if you have them
  • The reason for the survey, such as buying, a leak or storm damage
  • Anything about access we should know
  • Any marks or damp showing indoors

Unsure which package suits your roof? The easiest way is to call 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll talk you through the options and what they cost.

Arford homes and their roofs

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. If your survey includes the drone, the flight is checked against the Drone Safety Map first.
