Roof Leak Investigation in Rowledge
Find out the condition of the leaking roof at your property in Rowledge. Visits run on weekdays and weekends, in the daytime.
- Drips in the loft during heavy rain
- Condensation that looks like a leak
- Staining around the chimney inside
How the survey changes by roof type
Parapet and box gutters
Parapet and box gutters sit behind walls or inside the roof. A blocked outlet sends water over the lining and into the building.
Lead flashings
A leak at a flashing often shows some way from the joint. That’s why we check the flashings near a stain, not just the one directly above.
Roof leak investigation in Rowledge
Flat roofs leak in their own ways. Common causes are splits and blisters, tired upstands and outlets that don’t drain. Standing water puts extra pressure on every weak point. We check the roof surface and the ceiling below. Leaks under flat extension, garage and dormer roofs are common. Felt often lasts around 15 to 20 years, so age is part of the picture. Common reasons to book are drips in the loft during heavy rain and leaks at a dormer or roof window, across chimney stacks, rooflights and dormers and the roof space.
Roofs in small places like Rowledge frequently stand in the open, so storms hit ridges, verges and chimneys hard. Once water gets into older walls, it takes a long time to dry, so it pays to find the cause quickly. A record with photos is useful if you need to show the damage to anyone else.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Practical tips
These tips come from what we see on roofs every week, before and after a survey:
- Take dated photos of the leak
- Protect furniture and flooring under the leak
- Mention earlier attempts to fix the leak
- Clear the loft hatch so we can get in
Standard includes a follow-up consultation to talk the findings through, while Premium includes one in person. It is a chance to ask about anything in the report.
Have flashings and flat roofs looked at every few years. They’re where most leaks start, and catching wear early keeps water out.
Why get it checked now?
Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. Tracing it now lets you plan the work rather than react to it. For older village homes like those around Rowledge, the right replacement materials are not always easy to find quickly. That’s one more reason to find defects before they become urgent.
Every price we give includes VAT, and the report is not charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What this survey cannot tell you
A survey is a close look at the leaking roof, but it cannot do everything. Its limits include:
- Leaks that only appear in weather we can’t recreate
- Plumbing leaks that look like roof leaks
- A structural engineer’s report
If you’re not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.

Rowledge roofs and the weather
Historic houses such as Farnham Castle, about 2.6 miles north, show how far back building in the area around Rowledge goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Where water gets in depends a good deal on what the roof is made of and how it is detailed.
If you look after a building such as Rowledge Church of England Controlled Primary School, tracing a leak on a big roof starts with where the water appears and works back. For an older house near a landmark such as Saint James, lead flashings, valleys and old chimneys are typical places for water to get in. Homes near green spaces such as Underdown nature reserve can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Every roof is different, but as a rough guide the survey takes an hour or two for most houses, or half a day or so for a commercial building. If you have questions on the day, just ask. In a small place like Rowledge, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.
- You get in touch with details of the leak and any photos.
- The visit starts indoors, at the stain and in the loft.
- We check the likely entry points outside, such as flashings, valleys, chimneys and gutters.
- Where it helps, we take moisture readings and use thermal imaging.
- Your report sets out where the water is most likely getting in, with photos and recommendations.
