Pre-purchase roof surveys for homes and businesses in South Hayling

Buyers in South Hayling and right across London and South East England use our pre-purchase roof survey. From terraced and semi-detached homes to detached houses and flats, the roof gets the same careful look. We tell you what’s sound, what needs attention and how urgent it is. We hold professional indemnity and public liability insurance, and have 20+ years’ experience. To book, call 07833 053749 or email us. We survey flat-roofed extensions and dormers, chimney stacks and lead flashings and valleys, and people most often book us about blistered or split felt on a flat roof and blocked or leaking gutters.

Smaller places like South Hayling frequently have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Even on a low roof, dormers, valleys and flat-roofed additions need a careful look. The same goes for a purchase or a new roof around South Hayling. Lead around a dormer and the edges of a flat roof are common places for snags and wear alike.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

How the survey works

On the day, we begin with a quick chat about the roof and anything that is worrying you. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. The survey typically takes about 1–2 hours at a typical home, and about three to four hours for a commercial roof. In a smaller place like South Hayling, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed beforehand.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photographs included.

Freeholders and residents’ companies use a roof report to plan and budget.

What happens if roof problems are left?

A slow leak can go unnoticed for months. Damp can spread into timbers and ceilings before anyone sees a mark. Spotting it before you buy lets you deal with it as soon as you move in. Around South Hayling, leaves and moss in gutters lead to overflowing water and damp walls, especially where trees overhang. Dealing with the cause is simple; drying out a wall is not.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Roof by roof

Natural slate

Natural slate can last 100 years or more, yet the nails that fix it often give out first. When slates start to slip, corroded nails are frequently the reason, and we note how widespread it looks.

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt frequently lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We check how the covering is wearing.

What a pre-purchase roof survey looks like in South Hayling

South Hayling is within about 1 mile of the coast, and wind near the sea can be strong. A small drone cannot fly safely in high wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you live in an older home near St Mary's Church, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Historic houses like Warblington Castle, about 3.9 miles north, show how far back building around South Hayling goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area. If you own a rental within reach of Fratton station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

South Hayling is about 5 miles east of Portsmouth, in Hampshire. In South Hayling, as across Hampshire, every roof gets the same careful survey. South Hayling is one of the towns and villages in Hampshire where we work for pre-purchase roof surveys.

We also work in nearby towns such as Gosport (8 miles west), Havant (5 miles north), Fareham (11 miles north-west), Horndean (8 miles north), Waterlooville (7 miles north) and Petersfield (15 miles north).

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry and it will help the survey.

South Hayling: your questions answered

Will you come out to South Hayling?

Yes, we do. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Does being near the coast affect roofs in South Hayling?

Often, yes. Within about 1 mile of the sea, as South Hayling is, metal fixings wear faster and gales find any loose ridge or slate.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

How do I book a survey in South Hayling?

Just ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Which days do you carry out surveys?

Surveys run seven days a week. To find a day that suits you, phone 07833 053749 or email us.

Do you go up on the roof?

Only where it’s safe to do so. We inspect from ground level, from windows and vantage points, from the loft and from the roof itself where safe. The Premium Survey adds a drone inspection where applicable.

What a pre-purchase roof survey does not cover

A survey is a careful look at the roof, but it can’t do everything. The main limits are:

  • Structural calculations (that’s a structural engineer’s job)
  • Anything beyond the roof, which a full home survey covers
  • Asbestos testing of any kind

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer. What a survey covers and does not.
