Roof survey in Tye

We survey roofs in Tye and across London and South East England. Visits run on weekdays, Saturdays and Sundays. We’re insured for professional indemnity and public liability, and bring 20+ years’ experience. Each survey ends with a written report, emailed with photographs and recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, ring 07833 053749 or drop us an email. Typical surveys look at flashings that have come away from the wall and cracked mortar along the ridge, across the roof space, clay and concrete tiles and chimney stacks.

In a village or hamlet like Tye, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Your questions about roof surveys in Tye

Will you come out to Tye?

Yes, Tye is covered. We work right across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.

Is my home in Tye listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Do you go up on the roof?

Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.

Does a roof survey replace a structural engineer?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey isn’t a structural engineer’s report.

How experienced are you?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

What do you check on a roof survey?

Every part of the roof we can safely see: the slates or tiles, ridges, valleys, flashings, chimneys, gutters and roof space. Higher packages add moisture detection, structural checks, thermal imaging and a drone where applicable.

What does a roof survey cost?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Roofs, chimneys and gutters in Tye

Tye lies within about 1 mile of the sea, and wind near the sea can be strong. A small drone cannot fly safely in strong wind or heavy rain, so the weather on the day decides whether a flight goes ahead. Warblington Castle, about 2 miles north, is one of the historic houses in the wider area around Tye. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you look after a building such as Mill Rythe Junior School, a written record of a large roof helps plan work for the holidays rather than in term time. The streets around a church such as Church of St Peter are often among the oldest in a place, and if yours is one of the older homes nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you live near a park like Eames Farm, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Tye is about 3 miles south of Havant, in Hampshire. Surveys in Tye work the same way as everywhere we cover: a careful inspection, photographs and a written report. Our Hampshire coverage includes Tye.

Every address in PO11 is covered for roof surveys, from the main roads to the quietest streets. If you need a roof survey at a property on Gutner Lane and Copse Lane or a nearby road, we can survey it. Neighbouring places we cover for roof surveys include North Hayling (1 mile north), Northney (1 mile north), Stoke (1 mile west), Thorney Island (1 mile north-east) and Warblington (2 miles north). We also work in nearby towns such as Gosport (8 miles west), Havant (3 miles north), Fareham (11 miles west), Horndean (7 miles north), Waterlooville (6 miles north-west) and Petersfield (13 miles north).

Landmarks near Tye

We work in homes and buildings around The Hayling College, Eames Farm and The Maypole pub, among other places. The nearest railway station is Emsworth station, roughly 2.6 miles north of the centre. A little further out are Havant War Memorial Hospital (2.9 miles north-west) and Emsworth Museum (2.4 miles north). Not far away are Hayling Billy.

Honest limits

In fairness, there are limits to any roof survey:

  • Confirmation of asbestos in soffits or cement sheets
  • Whether the roof structure meets design loads
  • A full building survey of the property

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What our survey covers.

The survey, step by step

You don’t need to do much on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. A typical survey takes about one to two hours on an ordinary house, and longer for a large or complex roof. For a village or hamlet like Tye, the journey is planned ahead of time: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. You pick the package that suits your roof.
  2. We arrive at the agreed time and talk through any concerns.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Extra checks are carried out where your package includes them.
  5. You get a written report with photos and clear recommendations.

Getting ready for the survey

How the survey changes by roof type

Flat roof coverings

Felt flat roofs often last around 15 to 20 years, while EPDM rubber often lasts 30 to 50 years and GRP up to about 30. We check how the covering is wearing.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.

Rented homes, blocks and businesses

Where a roof is shared: we need access agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the survey around it.

An agent can book and manage the survey for a landlord, with the report sent to whoever needs it. Access is agreed with the tenant in advance.

DIY checks: what’s safe

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
