Didling Flat Roof Survey
Flat roof surveys in Didling and the rest of West Sussex. Surveys run seven days a week.
- Outlets choked with leaves and silt
- Water getting in at rooflights
- Blisters and bubbles in the covering
What a flat roof survey doesn’t cover
This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Testing older roof sheets for asbestos
- An exact number of years the roof has left
- Hidden layers beneath the covering
If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. The full list of what we check.
What we look at
- GRP fibreglass
- EPDM rubber
- Upstands and outlets
- Mastic asphalt
- Single-ply membranes
- Felt flat roofs
How a flat roof survey works in Didling
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. We are frequently asked to look into splits and cracks in the covering and a sagging deck under the covering, on mastic asphalt, single-ply membranes and EPDM rubber.
Flat roofs on exposed homes in small places like Didling take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, normally show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

FAQs for Didling
Will you come out to Didling?
Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Is my home in Didling listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do I need to be at home?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.
Does a flat roof survey replace a RICS survey?
No. We look closely at the flat roof rather than the whole building. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.
Are you insured?
Our cover is professional indemnity plus public liability, and details are available on request.
Do you carry out surveys on Saturdays and Sundays?
Surveys run on any day of the week. To arrange a date, ring 07833 053749 or use the contact form.
Do you go up onto the roof?
We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.
Common roof problems in Didling
Flat roofs frequently get walked on for other jobs: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.
Look out for signs like these:
- Outlets that hold water back
- Signs of deflection in the roof deck
- Blistering in felt or asphalt
- Loose or cracked edge trims
For an older house near a landmark such as Church of St Andrew, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.
Questions to ask before you book
- Whether they hold professional indemnity and public liability insurance
- What they won’t be able to tell you
- Their drone registration, if they fly one
- What experience they bring
Practical tips
Over many surveys, some simple habits stand out:
- Watch the ceilings below the flat roof for stains
- Ask whoever fits equipment on the roof to make good the covering
- Ask contractors to protect the roof if they work on it
- Keep outlets clear of leaves and moss
You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It’s written in plain English, with a photograph of each defect, so anyone reading it can see what we saw.
Small defects are simpler to deal with while they’re still small. A flat roof that’s looked after between surveys normally lasts longer.
What a flat roof survey looks like in Didling
Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 3.7 miles west lies Uppark, a reminder of how long the area around Didling has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Didling is about 6 miles south-east of Petersfield, in West Sussex. In Didling, as across West Sussex, every roof gets the same careful survey. Our area takes in places right across West Sussex. You can also see our page for Portsmouth.

How the survey works
We look at the roof from outside and, where it is relevant and there’s safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Didling needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- We start with the address and, on larger roofs, the roof area and access.
- Inside, we look for signs of water under the roof where we can reach.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- You get a report setting out the condition and our recommendations, in order of urgency.
Before we arrive
- Show us where any leaks or stains appear
- For flats, make sure roof access has been agreed
- Clear the way to the loft hatch

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.
