How a flat roof survey works in Elsted

Our Basic Survey, from £150, gives you a visual inspection with photos and written recommendations. The Standard Survey, from £250, adds moisture detection and a structural check. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. If you’ve noticed leaks around rooflights and outlets choked with leaves and silt, a survey will tell you what’s going on.

Some older homes in villages like Elsted are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we do, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. Somewhere as small as Elsted, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we look at the ceilings and spaces below for signs of water.
  5. You get a written report with photos and our recommendations.

Preparing for the visit

  • Agree roof access with the managing agent if it is shared
  • Gather any invoices or paperwork from past roof work
  • Check the loft hatch can be reached

What you can safely check yourself

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Common roof problems in Elsted

Ponding keeps the covering wet and wears it faster. Blocked outlets, poor falls and a sagging deck are the usual causes. Where trees are close by, leaves and silt can block an outlet within a single autumn.

Common reasons to book include:

  • Standing water left after rain
  • Blocked or damaged outlets
  • Splits, cracks and crazing
  • Blistering in felt or asphalt

If you live in an older home near The Parish Church of St Paul, the flat roofs on later extensions tend to wear out long before the main roof.

What’s in a roof survey

Why it is worth a survey now in Elsted

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. A survey every few years stops that from catching you out. Where a roof is exposed, as many are in small places like Elsted, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

What affects the cost of flat roof surveys

Not every roof costs the same to survey, and it comes down to:

  • Whether you choose the Basic, Standard or Premium Survey
  • Extensions, dormers and garages with roofs of their own
  • How complicated the roof is, with its valleys, chimneys and parapets
  • The roof’s overall size

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. We confirm the price for the job before booking.

Getting in touch

To price your survey accurately, we’ll ask about:

  • Access details, like a loft hatch or a shared roof
  • The reason for the survey, such as buying, a leak or storm damage
  • The style of property, from a terrace to a block
  • Your postcode, so we can check access and travel

When you need someone else

Some things cannot be seen without opening up the roof, and that sets some limits:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • Parts of the roof that are not safe to walk on or view
  • Hidden layers beneath the covering

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.
